Havencia Residences

Havencia Residences is a new residential building under construction in Wadi Al Safa 5, within the Dubai Land Residence Complex (DLRC), Dubai. ALA Developments is the developer, and handover is planned for Q1 2028. The building holds 286 apartments across 13 floors, and all homes are freehold.

Apartments and Sizes

The project has 195 studios, 78 one bedroom apartments and 13 two bedroom apartments. Studios range from 37.25 m² to 38.28 m² and start at 684,810 AED. One bedroom homes range from 69.51 m² to 82.41 m² and start at 1,151,115 AED. Two bedroom apartments measure from 120.13 m² and start at 1,784,999 AED. The price per m² is 14,859 AED, and the service charge is 150.69 AED per m² a year.

Layouts

A studio layout includes a privacy partition for guests, a pantry, a bathroom, the studio area and a balcony. One bedroom apartments come in two layout types, both with a living and dining area, a kitchen, a bedroom, a dressing area, a bathroom, a powder room and a store. The first type has one balcony, and the second type has two balconies with a combined area of 26.49 m². Apartments on the ground floor will have a plunge pool by design. Every home will have a smart home system with the Alexa voice assistant.

Rooftop and Podium Amenities

A landscaped podium will sit above a three level parking podium, with water features and a garden. The podium will include a koi pond, a butterfly garden, landscaped areas, a Splash Pad, a kids pool, a playground, a sand pit and a Conversational Pit lounge. On the roof, an infinity pool, a barbecue terrace with a cabana for 15 seats, an open air cinema and a golf simulator are planned. The project will have more than 24 amenities, including a gym with cardio and strength equipment, a jogging track, a rock climbing wall, a yoga centre, a meditation and wellness centre, a business lounge, a library, a party hall, a billiards lounge and a Smart Cafe.

Payment Plan

Under the post handover plan of 60/10/30, 20% is paid on booking in March 2026, followed by monthly instalments of 1% and periodic payments of 5% through construction, with 10% in April 2028. The remaining 30% is paid after handover, in monthly instalments of 1% from May 2028 to October 2030.

GEMS FirstPoint School is at the doorstep of the building. Aquila School is 5 minutes away, and Dubai Academic City and Zayed University are 10 minutes away. Global Village and IMG Worlds are 8 minutes away, Dubai Outlet Mall and medical centres are 10 minutes away, and Dubai Silicon Oasis is 15 minutes away. Mohammed Al Nahyan Street serves local movement, while Emirates Road (E611) and Al Ain Road (E66) connect the district to the rest of the city.
