Azizi Milan 9 is a 42-floor residential tower under construction in Azizi Milan, an Azizi district in the City of Arabia area of Dubai. Azizi is the developer, and handover is planned for Q2 2027. The building will hold 1164 units, and ownership is freehold.

Apartments and Sizes

The tower will have one, two and three bedroom apartments. One bedroom units range from 54.44 m² to 70.43 m² and start at 1,189,000 AED. Two bedroom apartments start at 99.87 m² and 2,145,000 AED, and three bedroom apartments range from 145.49 m² to 282.7 m² and start at 3,175,000 AED. Windows run from floor to ceiling, and some apartments will look onto the park or the canal by design.

Payment Plan and Costs

The payment plan is 20% on booking, 30% during construction and 50% on handover. The service charge is 172.22 AED per m² a year. The price per m² is 14,591 AED.

The Milan-Style District

Azizi Milan 9 stands inside Azizi Milan, a large Azizi quarter conceived as a city within a city with a Milanese character. The quarter is planned around a canal, a central park and pedestrian streets with boutiques, alongside office towers, hotels, a school and a hospital. The architecture is contemporary with references to Milan's streets: tower silhouettes, expressive facades, arches and paved streets below. Azizi Milan is being built as a zero-carbon city, with solar panels, vertical gardens and a green roof on every building.

Canal, Park and Galleria

Canal District is planned as the busiest part of the quarter, with a waterfront boulevard of open-air shops, piazzas where musicians play and weekend markets. Floating restaurants will sit on the water, and some apartments will face the canal. Community Park in the centre will have children's playgrounds, walking trails, open lawns, a football pitch, a basketball court, outdoor yoga areas and botanical gardens. In the heart of the quarter, Galleria District will place shops, street cafes and fountains under a high dome.

Amenities in the Building

Amenities listed for the project are a retail space, a landscaped garden and a walking path. The building will have a two-storey lobby with marble and arches above the lift lobby. Shared facilities will include a gym, a cinema room, a children's play area and a teenagers' games room. A multi-function hall will be available for birthdays, workshops and residents' meetings.

The address is Wadi Al Safa 4. IMG Worlds of Adventure is a minute away by car, Global Village five minutes and Cityland Mall four minutes. The quarter sits on Sheikh Mohammed Bin Zayed Road (E311), with Sheikh Zayed Bin Hamdan Al Nahyan Street (D54) also nearby. Dubai International Airport is 25 minutes away, and Al Maktoum International is within driving distance.
