Arancia Yards Phase 2

Arancia Yards Phase 2 is a freehold residential project under construction in City of Arabia, Dubai, developed by Beyond. It continues The Yards, a new quarter by the same developer, and handover is planned for Q2 2029. The project will have 370 residences across four low-rise buildings.

The four buildings and the sunken garden

Three of the buildings will rise 7 floors and the fourth 5. The four homes are set around a sunken garden at the centre of the block, raised above the ground so that gardens, shaded paths and shared areas will run beneath and between them. Ceilings will be 3.1 m in all living rooms, and some ground-floor apartments will have living rooms with 4 m ceilings. Many apartments will look onto the central garden, the courtyards and the Green Spine, and for some ground-floor units the garden will begin directly beyond the living room window.

Layouts and prices

Apartments will be available with one, two or three bedrooms. One-bedroom units will measure from 94.58 m² to 95.13 m² and start at 1,519,000 AED. Two-bedroom units will range from 100.06 m² to 142.89 m² and start at 2,295,000 AED. Three-bedroom units will measure from 163.51 m² and start at 3,673,000 AED. The price per m² is 15,983 AED, and the service charge is 129.17 AED per m² a year.

Payment plan

The payment plan is 10% on booking, 30% during construction in five instalments, and 60% on handover. The DLD fee of 4% is also due at booking.

The Green Spine and the lagoon

Arancia Yards Phase 2 will connect directly to the Green Spine, the main landscaped axis of The Yards, a network of gardens, paths and shared spaces running through the quarter. At its centre will be a lagoon pool with green banks, shaded lounges and quiet paths. Nearby will be a health club and a lap pool, sports courts, an amphitheatre, a deck for yoga and training, a multi-purpose lawn, children's play areas and fruit gardens.

Amenities in the buildings

Inside the buildings will be gyms, a separate women's gym for fitness and yoga, a spa, a co-working space, reading corners, a residents' lounge and a cinema room. Children will have a Kid's Club and playrooms, and there will be multi-purpose halls for celebrations and meetings. Residents will also use the amenities of the first phase of the quarter. Roof terraces will look out over the quarter, its gardens and the alley below.

Location

City of Arabia sits next to Sheikh Mohammed Bin Zayed Road. IMG World will be 3 minutes away, Global Village 10, Silicon Central and Dubai Miracle Garden 15, and the Hamdan sports complex 16. Downtown Dubai will be 20 minutes away and Mall of the Emirates 23, while DXB airport will be 25 minutes and DWC 35.
