Barari Palace

Barari Palace is a single residential tower that ARY & MAZ Development is building in Majan, at the edge of the Al Barari greenery in Dubai. The project is under construction, with handover planned for Q4 2028. Apartments will be handed over as freehold property.

The building

Barari Palace is one tower rather than a group of blocks. A basement and two parking levels will sit at the base, 14 residential floors will rise above them, and a roof will crown the building. The tower will stand at the very border of the green area around Al Barari.

Apartments and sizes

The building will hold 222 units. Studios will measure from 45.11 m² to 45.12 m² and start at 848,176 AED. One bedroom apartments will run from 74.51 m² to 77.58 m², with prices from 1,204,233 AED. Two bedroom homes will span 107.15 m² to 153.02 m² and start at 1,714,023 AED. Three bedroom units will range from 364.2 m² to 370.44 m², from 7,171,258 AED.

Pool, clubhouse and grounds

A beach style pool will sit on an open terrace above the parking levels, with the residential tower rising above it. Residents will have a clubhouse with a lounge on the roof, a gym, a sauna, a shared garden and children's play areas. A sports court will stand next to the water. Pets will be allowed in the building.

Price, payment and running costs

Prices start at 848,176 AED, at 14,208 AED per m². The payment plan is split into 15% on booking, 35% during construction, 10% on handover and 40% after handover, paid monthly over 40 months. The service charge is set at 150.69 AED per m² a year.

Getting around

Global Village will be 8 minutes away by car and the Dubai Miracle Garden 10 minutes. Dubai Hills Mall and Dubai Airport will each be 20 minutes away, Downtown 22 minutes and Palm Jumeirah 25 minutes.
