Divine Al Barari

Divine Al Barari is a residential building under construction in Majan, Dubai, developed by Takmeel Real Estate Development. The project plans 291 freehold residences across 17 floors, with handover scheduled for Q2 2028 and construction 20% complete. Apartments are priced from 770,600 AED, at 10,652 AED per m².

The building and its setting

The building will stand on a corner plot in Dubai's green axis, on land in Wadi Al Safa 3. By design, residences will look out over Al Barari, Majan Park and Global Village, with a 270 degree panorama of greenery. The structure is planned as G+2P+17+R: a ground level, two podium levels, 17 residential floors and a roof.

Residences and layouts

Divine Al Barari plans seven housing types. Studios range from 40.08 m² to 44.51 m² and start at 770,600 AED. One bedroom apartments run from 82.98 m² to 150.64 m², from 1,191,142 AED; two bedroom apartments from 103.62 m² to 179.6 m², from 1,585,000 AED; three bedroom apartments from 159.6 m² to 237.44 m², from 2,401,122 AED. The mix also includes two bedroom apartments with a study or a maid's room, and two-level three bedroom penthouses. Interiors will be delivered unfurnished in a warm beige and neutral palette, with high ceilings, full-height windows and balconies, and some balconies will have private pools.

Amenities across three levels

All 35 amenities will be spread over the ground level, the first level and the roof. Four shared pools are planned: Beach Pool, Lap Pool, Kids' Pool and Infinity Leisure Pool, alongside a Kids' Splash Pad, Aqua Gym, outdoor showers and a sundeck. For sport there will be a mixed-use gym, outdoor gym, yoga area, jogging track, multi-purpose sports court, mini golf, table tennis and an archery area. The plans also include a Jacuzzi, steam and sauna, a zen garden, cabanas, sunken seating, a family garden, a picnic lawn, a children's playground and a playroom.

Work, meetings and services

A co-working space is planned for residents working from home. For meetings and gatherings the building will have a club house, Residents' Café, party lounge, smokers' lounge and a viewing deck. The entrance area is designed with high ceilings, natural stone finishes and warm light. Around-the-clock security, a concierge and smart systems are part of the plan.

Payment plans and ownership

Apartments are sold as freehold. Five payment schemes are planned: 20/80, 30/70, 40/60, 50/50 and a 50/50 arrangement with instalments after handover. In the 20/80, 30/70 and 40/60 plans, 20% is payable on booking. In both 50/50 plans, 10% is due on booking and a further 10% after 30 days. The service charge is 150.69 AED per m² a year.
