Samana Barari Views is a 28-storey tower under construction in Majan, Dubai, developed by Samana. The building is planned for handover in Q1 2027, with construction at 27% progress. The homes will be freehold.

Homes and Prices

The tower will hold 669 units. Studios start at 39.04 m² and from 898,941 AED, with a price per m² of 23,026 AED. Apartments will run up to three bedrooms, and by design every layout will include its own pool. Service charges are set at 161.46 AED per m² a year. Buyers pay 40% on booking and 60% on handover.

Pools and Water Features

Water shapes the shared areas: a large pool deck, a lazy river and a smaller river will run through the project. An Aquatic Gym is planned for those who want to move in the water, alongside showers and a barbecue area. Each apartment's pool will sit by the balcony, so residents will not need to go down to the communal pool to swim.

Sport and Wellness

A full fitness club will combine an indoor gym with an outdoor gym, and a running track will cross the grounds. For games there will be a basketball court, table tennis and a trampoline park, and golfers will have VR golf. Men's and women's steam rooms and saunas are planned separately.

A separate children's pool and a Kids Splash Pad will be provided, along with a children's play area, a trampoline park and a basketball court. Pets are allowed. Dunecrest American School is 5 minutes away and GEMS Heritage Indian School 12 minutes.

Majan sits next to Al Barari, described as the green heart of Dubai, between Al Khail Road (E44) and Sheikh Mohammed bin Zayed Road (E311). The Farm is 3 minutes away, IMG Worlds of Adventure 5, Global Village 8 and Cityland Mall 13. Downtown Dubai, Burj Khalifa, Dubai Mall, Dubai Hills Mall and Mall of the Emirates are all 20 minutes away, with Burj Al Arab and Dubai Miracle Garden at 25.
