RoseWell

RoseWell is a freehold residential building under construction in Town Square, Dubai, developed by Nshama. The single 15-storey block is planned for handover in Q4 2028 and will contain 217 units. Apartments start from 1,614,888 AED.

Apartments and townhouses

The building will hold 2 and 3 bedroom apartments. The 2 bedroom units range from 83.33 m² to 87.93 m² and start from 1,614,888 AED. The 3 bedroom units start from 136.39 m² and from 2,526,888 AED. Townhouses with direct ground-level access are planned on the first floor.

Payment plan

Under the payment plan, 10% is paid on booking and 30% during construction. The remaining 60% falls due on handover. The DLD fee of 4% is paid separately.

Parks on the doorstep

The house sits a few steps from the new West Park and within walking distance of the district's main park and a four-star hotel. West Park will have shaded walking paths, open lawns and quiet corners. The main park can also be reached on foot.

Amenities in the building

A swimming pool and a gym are planned for swimming and training. The project also includes a sports court and a basketball court. Children get a play area, and there is a barbecue zone for meeting friends. Pet owners will have a pet area and a wash station, and a retail unit is planned in the project.

Interiors

Apartments are designed with open layouts and floor-to-ceiling windows. Built-in appliances from a German brand are planned for all apartments. Finishes are specified as quality, and the developer may substitute materials for equivalent ones, with only the contract holding force.

Getting around

Dubai Hills Mall and District 2020 are a 20-minute drive away. Burj Al Arab is 24 minutes by car and Dubai Mall 29 minutes. The drive to DWC airport takes 25 minutes and to Dubai Intl Airport about 28 minutes.
