Ellison

Ellison is a nine-storey residential building under construction in Town Square, Dubai, developed by Nshama. The project is scheduled for handover in Q4 2027 and is currently 40% complete. It will hold 147 freehold apartments.

Apartments and layouts

The building will contain 2 and 3 bedroom units. The 2 bedroom apartments start at 142.54 m² and from 1,604,888 AED, while the 3 bedroom units start at 130.62 m² and from 2,500,000 AED. Every apartment will have a balcony, and the windows are designed to run from floor to ceiling. The price per m² is 11,259 AED.

Amenities in the building

Residents will have a swimming pool and a gym inside Ellison. A barbecue area is planned, along with a children's play area and a pet zone. The building sits at the entrance to the main park of Town Square.

The district

Town Square is planned around 260 000 m² of greenery, with 50 000 m² given to parkland. The district will have more than 250 retail points. Cycle paths run through the neighbourhood itself, and the district includes 13 km of cycle tracks and 10 km of running routes. Sports grounds take up 8 000 m². Dubai Hills Mall and District 2020 are both 20 minutes from Town Square, and Dubai airport DWC is 25 minutes away.

Payment plan and ownership

Buyers pay 20% on booking and 10% during construction, with the remaining 70% due on handover. The service charge is 172.22 AED per m² a year. Buyer funds go to an escrow account held by First Abu Dhabi Bank. Ownership is freehold.

Construction status

Ellison is being sold off plan. The building exists so far on plans and in the developer's materials, with completion planned for Q4 2027. Owners will be able to live in or rent out their apartments only after the handover.
