Chapter 02

Chapter 02 is a residential building under construction in Warsan Fourth, Dubai, developed by Newbury Developments. The project is scheduled for handover in Q4 2027. It is a single five-floor building with 94 apartments, and homes are sold as freehold.

Homes and Sizes

The building holds 56 studios, 36 one-bedroom apartments and two two-bedroom apartments. Studios start at 37.44 m² and are priced from 523,900 AED. One-bedroom homes range from 71.16 m² to 92.07 m² and start at 880,900 AED, while two-bedroom apartments run from 129.14 m² to 195.28 m² and start at 1,499,000 AED. The price per m² is 9724 AED.

Layouts and Features

Every apartment will have a fitted kitchen and a smart home system, with Alexa controlling lighting, climate and security. Open-plan layouts are used in the studios, one-bedroom apartments separate the living zones clearly, and the two-bedroom homes are designed for plenty of natural light. Two-bedroom units will have especially large balconies for relaxing and hosting guests. Materials may be substituted with equivalent ones, and only the contract is binding.

The Building

The lobby will have double height, among the first such entrance spaces in the district, with soft background lighting, sculptural light fixtures, greenery and soft seating. The facade has clean lines and an expressive sculpted form. Covered parking is provided for cars, and pets are allowed. A children's play area with open sightlines is planned, along with outdoor seating zones.

Amenities

A gym with modern equipment and natural light will look out over the pool. Around the water, a terrace, sun loungers and landscaped greenery are planned, together with a barbecue area and spaces for meeting and relaxing. A children's playground is also part of the project.

Payment Plans

Several payment plans are available. One is 20% on booking, 40% during construction and 40% on handover. Another is 20% on booking, 35% during construction, 15% on handover and 30% after handover. A third is 10% on booking, 40% during construction and 50% on handover, and a fourth is 10% on booking, 40% during construction, 20% on handover and 30% after handover. The service charge is 139.93 AED per m² a year.

The Area

A future metro station on the planned Blue Line will be an eight-minute walk away; no operating rail route serves the address from day one. Sheikh Mohammed Bin Zayed Road is a 5-minute drive, and Downtown Dubai is 20 to 25 minutes by car. Dragon Mart, City Centre Mirdif with more than 400 shops, Dubai Outlet Mall with more than 240 shops, Dubai Festival City Mall, Repton School, Rochester Institute of Technology (RIT) Dubai, Fakeeh University Hospital and Al Warqa 2 Park are among the district's landmarks.
