ELAR1S Sky

ELAR1S Sky is a 38-floor residential tower under construction in District 3 of Jumeirah Village Triangle (JVT), Dubai. Object One is the developer, and handover is scheduled for Q4 2028. The building holds 409 units, and the project is freehold.

Apartments and Sizes

The tower has studios and one-bedroom apartments. Studios start at 83.49 m² and are priced from 1,542,066 AED. One-bedroom homes range from 68.31 m² to 151.97 m², with prices from 1,288,140 AED. The price per square metre is 17,910 AED. Eight apartments are currently on sale: one studio and seven with one bedroom. Units begin on the first floor, next to the courtyard, and rise to the top of the building.

Payment Plans

Two payment plans are available. In the first, 24% is due on booking, 46% during construction and 30% on handover. In the second, the first two parts are the same, but 5% is due on handover and 25% is paid in five instalments after handover, one every three months, with the last in mid 2030. Apartments can be booked entirely remotely from another country. The project escrow account is held at Abu Dhabi Islamic Bank. Service charge is 161.46 AED per m² a year.

Sky Terrace and Shared Spaces

On the 18th floor, a whole level is given to the Sky Terrace with an infinity pool, an open-air lounge and a gym. It separates the residential floors below, from the 2nd to the 17th, from those above, from the 19th to the 38th. The gym and the pool sit on the same floor. The building formula is B+G+5P+MF+37+R. Five parking levels lie under the homes, with shops at ground level and a separate basement parking for shops and offices. The first floor above the parking combines apartments with an open-air courtyard: a pool with a deck for sun loungers and the Baja Shelves zone, surrounded by Lush Gardens. The building also has a children's pool, a playroom and an outdoor playground on the first floor, plus a club house, a barbecue area and an Outdoor CrossFit space. A children's pool and a further pool are part of the amenities.

Smart Home and Access

Apartments come with a smart home system. A smart lock opens the door from a smartphone or a smart watch, and virtual keys are issued with three access levels. Entry history shows who comes in and goes out. Light, music, temperature and apartment security can be set through the home automation system.

JVT sits at the intersection of Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). Sunmarke School is 2 minutes away, Dubai Miracle Garden 9 minutes, City Centre Me'aisem 11, The Walk JBR 20, Mall of the Emirates 15 and Legoland Dubai 27. Jumeirah Golf Estates is 15 minutes away, and the hotels Novotel JVT and Mövenpick Hotel JVT are 2 minutes from the building.
