Sonate Residences

Sonate Residences is a new residential building under construction in Jumeirah Village Triangle (JVT), Dubai, on the Al Barsha South Fifth plot. Condor is the developer, and handover is planned for Q1 2027. Construction is 74% complete.

The building and ownership

The building has a basement and a first level, 4 podium levels, 27 floors and a roof, with entry through a formal lobby. The project holds 183 units in total and ownership is freehold. Retail premises will be part of the building, and a parking area is designated for delivery couriers. The service charge is 161.46 AED per m² a year.

Apartments and layouts

The project includes studios and 1, 2 and 3 bedroom apartments. The 1 bedroom units range from 81.66 m² to 83.98 m² and start at 1,335,356 AED, the 2 bedroom units from 121.24 m² to 121.33 m² start at 1,929,320 AED, and the 3 bedroom units from 172.03 m² to 180.06 m² start at 2,693,729 AED, with the price per m² at 14,960 AED. Apartment areas run from 435 to 2308 sq ft. The largest 3 bedroom apartment, type B, has 2307.57 sq ft in total: 1268.42 sq ft inside and a balcony of 1039.15 sq ft. Three bedroom apartments are located on floor 1, while 2 bedroom type A occupies floors 2 to 17 and 19 to 22 and type 1A floors 23 to 26.

Interiors

All studios and 1, 2 and 3 bedroom apartments are designed around daylight, calm textures and considered lighting. Ceilings will have shaped contours, and smooth surfaces soften sharp glare. Ceramic and tiles are used in the finishes, and kitchens will be fully equipped. The developer may replace materials with equivalent ones, and only the contract has force.

Rooftop and amenities

The top level will hold a forest garden. A garden of aromas is combined with a coworking area, and the roof will also have open cabanas and an open air cinema. The wellness zone includes separate men's and women's changing rooms, saunas and steam rooms, a fitness studio and a meditative garden with a yoga area. On the podium level there will be an infinity pool and a swimming pool with sun loungers, a rest area and restrooms, a padel tennis court and green running tracks. The gym is complemented by a pilates zone, and children get a nature play area with a treehouse, a pool with a mushroom shower, a splash pool and a zen garden with a kids' pool. A tennis court is among the amenities.

Payment plan

The payment plan is 20% on booking, 20% during construction, 10% on handover and 50% after handover. Half of the cost can be paid over two years after handover.

The district

Jumeirah Village Triangle covers 242 hectares and mixes villas with apartments. Public parks serve walks, a football pitch and basketball courts serve sport, and tennis courts are provided separately. A supermarket and a dog walking area operate in the district, and pet owners have nearby pet shops and veterinary clinics. Nearby hotels include Novotel, Movenpick, Adagio and Four Points by Sheraton. The district connects to Sheikh Mohammed Bin Zayed Road and Al Khail Road. Sunmarke School and Arcadia School are 2 minutes by car, Al Khail Avenue Mall 5 minutes, City Centre Me'aisem and Circle Mall, JVC 10 minutes, Jumeirah Golf Estate 14 minutes, Dubai Hills Mall 15 minutes and Dubai Hills Golf Club 17 minutes. Mall of the Emirates and Dubai Marina take 20 minutes, Burj Al Arab 21 minutes, Downtown Dubai with Burj Khalifa and Palm Jumeirah 23 minutes, Jumeirah Beach and Al Maktoum International Airport 25 minutes, and DXB 30 minutes.
