Eterea by Zoya

Eterea by Zoya is an under-construction residential building in Majan, Dubai, developed by Zoya Developments. The nine-floor single-block project is scheduled for handover in Q3 2029 and will contain 90 freehold residences. Apartments start from 1,102,000 AED, at 18,775 AED per m².

The Units

The building will have 54 one-bedroom and 36 two-bedroom apartments, with several layout types in each group. One-bedroom units range from 51.28 m² to 55.46 m² and start from 1,107,000 AED; two-bedroom units range from 71.35 m² to 80.64 m² and start from 1,368,000 AED. Plans run from the first to the ninth floor and are typical across the building. Every layout includes a balcony, and one-bedroom balconies measure 11.07 to 11.87 m².

Two Penthouses

Only two three-bedroom residences are planned, and both are penthouses with their own pool and a separate entrance. Type A will have 169.64 m², of which 111.59 m² is internal; Type B will have 181.68 m², of which 104.09 m² is internal. The rest is open space, larger in Type B.

Amenities by Design

Shared spaces will include a gym, a yoga terrace and an open pool with a surrounding area, plus a roof lounge and roof terrace. A lobby, a landscaped garden, a club house, a SPA, a jogging track, a barbecue area, a children's play area, a lounge zone, retail space and a marina complete the list. Parking will be provided for residents and their guests.

A Home That Can Grow

A one-bedroom apartment can be converted into a two-bedroom, and a two-bedroom into a three-bedroom, adding a children's room or study without moving. Apartments will be handed over furnished, with the selection of pieces and the finishing already complete.

Location and Payment

Global Village is 3 minutes away, IMG Worlds of Adventure 5 minutes and Miracle Garden 10 minutes. Dubai Hills Mall is 15 minutes away and Mall of the Emirates 18. Downtown Dubai, Dubai Mall and Burj Khalifa are 20 minutes away, Dubai International Airport 25 and Dubai Marina 30. The payment plan is 15% on booking, 34% during construction, 11% on handover and 40% after handover. The service charge is 139.93 AED per m² a year.
