Tulip Oasis 11 is a new-build residential project in Majan, Dubai, developed by Madar Developments. The single ten-storey building is under construction, with completion scheduled for Q4 2026, and construction is 93% complete. Apartments are sold as freehold.

The building holds 99 apartments in total. Available units are 2-bedroom apartments, ranging from 112.32 m² to 189.43 m². Prices for these apartments start at 1,600,000 AED, and the general price list begins at 1,160,000 AED, at 14,975 AED per m².

Payment Plan and Service Charge

The payment plan runs in two stages: 20% on booking and 80% on handover. The service charge is set at 150.69 AED per m² a year.

Layout and Interiors

Living areas are open plan. Floor-to-ceiling windows will bring light into the living rooms. The main bedroom will include a walk-in closet and storage space. Each apartment will have a separate area for laundry and storage.

Large-format matte porcelain tile is planned for all rooms, and doors will be made from dark tinted oak to individual order. In each apartment's entrance hall, walls and ceilings will be finished with a mix of textures and lighting. Fitted wardrobes will have concealed LED lighting, with pull-out sections, shelves and rails. High-class switches and electrical panels are part of the specification. Interior finishes combine natural tones with marble textures. Materials may be replaced by the developer with equivalent ones; only the contract has force.

The fully equipped kitchen will be handed over with built-in appliances. The work area includes a worktop with marble texture and dark oak wooden elements. The double sink is made of stainless steel. The extractor hood has a round cylindrical form.

Residents will have access to a swimming pool and a private pool, and a plunge pool adds to the water areas. Saunas provide another option for the evening. A fully equipped gym is complemented by a yoga area. A children's play area is planned, along with a barbecue zone for dining outside the apartment.
