Rabdan Gates

Rabdan Gates is a new residential building under construction in Majan, Dubai. Rabdan Real Estate Developments is the developer, and handover is scheduled for Q2 2028. Construction is 5% complete.

Apartments and layouts

The building will hold 470 apartments across 22 floors, and all homes are freehold. Buyers can choose a 1 bedroom apartment from 80.73 m² to 86.31 m², priced from 1,108,445 AED, or a 3 bedroom apartment from 232.63 m² to 253.16 m², priced from 3,254,654 AED. The price per m² is 13,733 AED. The service charge is 129.17 AED per m² a year.

Payment plan

The payment plan is set out in stages. Buyers pay 20% on booking, 30% during construction, 20% on handover, and 30% after handover.

Pools and shared terraces

By design, the roof will hold an infinity pool and a terrace. The tenth floor will include adult pools and a lounge with a fire pit. A beach pool with sand will add a place to spend an evening by the water without leaving the building, and showers and changing rooms with individual lockers will form part of the amenities. A landscaped garden, a barbecue area and water features will round out the outdoor spaces.

Sport and leisure at home

A gym and a Health Club will sit inside the project, alongside outdoor fitness areas. A golf course and a mini golf area are planned, as is a climbing wall. Residents will have a cinema room, a function hall and a children's playground, with a separate pool for children. Parking for electric cars is part of the plan.

Shops in the building

Commercial premises will form part of the building, and an entrance lounge will extend the shared spaces inside. The district of Majan places IMG Worlds and Dubai Hills Mall nearby, and Dubai Outlet Mall, Bluewaters Island with Ain Dubai, Palm Jumeirah and Jumeirah Mosque all sit within the project's surroundings. The district connects to Sheikh Mohammed Bin Zayed Road, Hessa Street and Al Khail Road.
