Oceara Park View Residences

Oceara Park View Residences is a new residential project under construction in Dubai Islands, Dubai, built by PPS Properties. Handover is scheduled for Q1 2029. The development will hold 63 freehold residences in a single mid-rise building of 10 floors, with prices starting from 2,414,000 AED.

Homes and Layouts

The building is planned with a ground floor, two podium levels and eight floors above them. Apartments will start from 580 sq ft, and layouts with a separate study will start from 707 sq ft. Two-bedroom residences will start from 1026 sq ft, and a one-bedroom apartment is among the planned categories. Unit sizes in the catalogue range from 110.31 m² to 136.26 m² for 2 bedrooms and from 148.06 m² to 268 m² for 3 bedrooms. Prices stand at 2,685,000 AED for 2-bedroom units and 3,100,000 AED for 3-bedroom units, at 20,138 AED per m².

Terraces and Architecture

Stepped floor plates will form deep terraces that extend the living spaces outdoors and create sheltered open areas. Ceiling heights above the balconies will vary, so shade and direct sunlight will alternate through the day. Balcony depth and angle will be set to keep open views, and partitions between neighbouring residences will screen the balconies from side views. Planting is built into the architecture; the greenery will soften the facades, support air circulation and contribute to a more comfortable microclimate.

Rooftop and Podium Amenities

An adult infinity pool and a children's pool will sit on the roof, with the water zones separated by purpose, and a barbecue area will be on the same level. The upper podium level is given over to sport and rest, with spaces for indoor and outdoor training. A yoga studio and a zen space will be joined by a separate meditation room, and the project also includes pocket gardens, landscaped paths, outdoor seating, a clubhouse and a spa. A playroom complements the shared spaces inside the building. Children's play areas are planned on the podium, with an indoor zone and an outdoor playground.

Interiors and Systems

Blue tones in the interiors will relate to water, green to the park landscape and warm beige to the coast. Finishes combine travertine-look surfaces, natural wood textures and porcelain tiles. Every residence will include home systems: air purification built into the fan coils, a water softening system, and hot water supplied centrally for the whole building. A food waste disposer is planned in the kitchen, and a smart entry set will support keyless access and remote management of visitors. A branded touch-up kit matched to the interior will be provided at handover. Materials may be replaced with equivalent ones; only the contract has force.

Payment Plan

5% is due on booking, 15% during construction and 80% on handover.

Dubai Islands and Getting Around

The archipelago comprises five islands, and its master plan includes hotels, a promenade, a large shopping mall, nine marinas and two golf courses. A school, a hospital and a mosque are planned on the islands. Dubai Reef is intended to restore the marine environment nearby through coral habitats and support for biodiversity. A bridge connects the islands to the mainland, with Al Khaleej Street and Sheikh Mohammed Bin Zayed Road among the road landmarks. A drive to Park Hyatt Dubai and Dubai Creek Golf Club takes twenty minutes, and the same to Jumeirah.
