Nautis Residences by STAMN

Nautis Residences by STAMN is an eight-floor residential building under construction in Dubai Islands, Dubai. Stamn Development builds it, with handover planned for Q3 2027. The project holds 64 units and is freehold.

The building and its wave balconies

The facade takes its shape from the ocean: balconies are curved like waves, floor after floor. Floor to ceiling windows run through the living and dining areas, and the bedrooms have large light openings of their own. The building has one block. At ground level sit the main entrance, the lobby and the townhouses. Apartments begin above: six on the first floor, nine each on the second and third, eight on floors four to seven, and four of the largest upper level apartments on the eighth floor. The eighth floor has terraces from 913 to 926 sq ft, with the apartments themselves from 1 519 to 1 658 sq ft.

Unit types and layouts

Layouts run from one to four bedrooms, and the areas in the plans are given together with the balcony. One bedroom units measure from 695 to 776 sq ft, and two bedroom units measure 961 sq ft for type B and 1 096 to 1 098 sq ft for type A on typical floors. Type 3-BR-C measures 1 374 to 1 407 sq ft on typical floors. Types 3-BR-D and 3-BR-E measure from 2 435 to 2 583 sq ft on the eighth floor. Townhouses sit at ground level: 2 337 and 2 603 sq ft for three bedrooms, 2 841 sq ft for four bedrooms. One bedroom units are grouped on the second and third floors, with two and three bedroom units above.

Prices and purchase

Two bedroom units start from 2 406 000 AED, from 107.49 m². Three bedroom units run from 107.4 m² to 238.95 m² and start from 3 117 000 AED. The price per m² is 22 465 AED. A fifth of the price is paid in the first twenty days after booking, in two instalments, and the main sum at handover. The buyer's money is held in an escrow account at Abu Dhabi Commercial Bank until the handover.

Amenities

The grounds hold a pool with a sunbathing area, a gym, an outdoor yoga area and a juice bar. A quiet outdoor space is set aside for rest and reading. For evenings there is a barbecue and a place for private dinners, and children have their own playground.

Location on Dubai Islands

The building stands in the centre of Island A, one of the Dubai Islands. The district was planned by Nakheel, and its marinas open straight into the gulf. Waterfront Market and Infinity Bridge are five minutes away, and the nearest metro, Dubai Hospital and Al Mamzar beach are eight minutes away. Dubai International Airport (DXB) is 20.4 km away, Etisalat Tower 6.6 km, Al Maktoum Stadium 13.3 km and Dubai Creek 15.7 km.
