Wynwood by Imtiaz

Wynwood by Imtiaz is a 14-storey residential building under construction on Dubai Islands in Dubai, developed by Imtiaz. The project is planned for handover in Q3 2027 and is 26% complete. It will hold 147 units, from studios and one to four-bedroom apartments to Signature Duplexes.

Apartments and layouts

Homes at Wynwood will range from one to four bedrooms, and the building's duplexes close the top of the house. Apartments are planned around light: calm proportions, high ceilings, panoramic glazing and custom-made wardrobes. The listed unit type in the catalogue is a 3-bedroom apartment of 157.39 m² to 158.2 m², priced from 3,998,000 AED. Every apartment will be handed over fully furnished, with custom wardrobes, lighting and appliances, and kitchens made to order and equipped with Miele appliances. Engineered stone worktops and minimalist cabinets complete the kitchens, and sanitary ware comes from Gessi, Geberit and Villeroy & Boch. Apartment management will be connected to the Alexa voice assistant.

Signature Duplexes

The Signature Duplexes at the top of Wynwood will come with an open terrace, a barbecue area, an outdoor bar, a garden and a sun deck. Each will have a private pool under the open sky, its edge meeting the horizon, and a staircase inside will link the levels. A walk-in wardrobe and a study are part of the layout. Penthouse owners will have their own roof with garden terraces, a private pool and a view of the Arabian Gulf.

Podium, water and greenery

The podium will be arranged over several levels with water, garden and places to rest. At its centre is a pool whose edge merges with the horizon, together with a sun deck around it. The podium will also hold a sunken lounge, an open-air yoga terrace, a barbecue zone and separate dining pavilions, and its own amphitheatre staircase, Whisper Steps, will run between planted walkways. A green courtyard is planned in the middle of the building, with terraces alongside it, and children will have play areas and a separate children's pool. A fully equipped gym will sit on the podium, the house will have a jacuzzi, and the club house will be surrounded by dense greenery. The lobby will have an opening in its ceiling so daylight falls on stone and plants, and art objects and living plants will be placed around it. Cars will be left on a VIP parking level, and an electric vehicle charging station will be in the building.

Ownership, payment and handover

Apartments are sold as freehold. Prices start at 2,380,000 AED, at 26,534 AED per m², and the service charge is 182.99 AED per m² a year. The payment plan is 50% on booking, 10% during construction and 40% on handover. Buyers' money goes to an escrow account held by Ajman Bank. The building is due in Q3 2027 and is 26% built. This is a purchase at the construction stage and the building is not yet handed over. The surrounding district is new and still taking shape.
