OZONE1

OZONE1 is a residential tower under construction in District 13, Jumeirah Village Circle (JVC), Dubai, built by Object One. Handover is planned for Q1 2027, and construction has reached 57 per cent. The building will hold 273 units across 21 floors and is freehold.

Apartments and Layouts

The project includes studios and apartments with one or two bedrooms. One bedroom units start at 69.4 m² and at 945,000 AED. Apartments will come with furniture and appliances from European brands. Parking is arranged over four levels, with a direct and protected exit from the parking into the building.

Air and Climate Systems

Daikin air conditioning and ventilation will be installed in the apartments, supplying fresh outdoor air and monitoring humidity. An Electrolux ionizer in every apartment will provide multistage 360° Round Clean filtration against viruses, allergens and bacteria, and refresh the air with negative ions. The ionizer can be controlled from a phone app over Wi-Fi. A planting system on the podium is designed to cool the air.

Amenities Floor on the Podium

The podium roof will hold the amenities level, with an open pool including a shallow shelf in the water, a separate children's pool, showers, sun loungers and cabanas, plus an open-air lounge and dining area. An open squash court, a gym and an open-air gym will stand on the same level. Yoga will have two settings: a green outdoor area and a separate indoor hall. A sauna and an aromatherapy room will be provided for recovery, and a club with a cinema room will be available for gatherings, board games or film evenings. A barbecue kitchen and open-air dining area will be set among greenery. For children, there will be a bright, spacious playroom with a climbing wall and an open playground in the shade on the podium.

Lobby and Building Design

The entrance will lead into a themed lobby with a soft lounge and a concierge on duty 24 hours a day. Mature trees will grow inside the lobby, with smooth lines and natural materials. The wide podium will carry a carved facade with a wavy pattern; below it are the entrance, shops and parking, above it the amenities floor, and the residential tower rises above. The ground floor will hold the main entrance, a spacious lobby, a lift hall and two retail spaces, with accessible parking spaces right by the entrance.

Ownership and Payments

Each unit is sold as freehold. The service charge is 161.46 AED per m² a year. The payment plan is 74 per cent on booking and 30 per cent on handover. The price per m² is 13,617 AED.

Location and District

JVC sits in the New Dubai area, connected to the city by the Al Khail, Hessa and MBZ Road highways. Dubai Marina, Mall of the Emirates and Dubai Autodrome are nearby, and Downtown Dubai, Burj Al Arab, Emirates Golf Club and Palm Jumeirah lie further out. The district consists of villas, townhouses and low-rise buildings, with more than 30 landscaped parks, children's playgrounds, kindergartens and schools. Supermarkets, restaurants, fitness centres and pools are close to the building, many within walking distance, and The Circle Mall is nearby. Under the Dubai 2040 master plan JVC is among the priority districts for development, and a Blue Line metro station is planned nearby under the 20-minute city programme.
