SERENZ by Danube

SERENZ by Danube is a two-tower residential project under construction in Jumeirah Village Circle (JVC), Dubai, developed by Danube. The towers are named Tower A and Tower B, and handover is planned for Q4 2029. Apartments are available on a freehold basis, with prices starting from 917,000 AED.

Apartments and layouts

The development comprises 2100 units across 44 floors, with layouts from studios to three bedrooms. Studio sizes run from 381 to 402 sq ft including the balcony, while the Flex Studio measures 421 to 439 sq ft and is marked as Convertible 1BHK, so it can become a one-bedroom apartment. One-bedroom apartments start at 538 sq ft with a bathroom that has two entrances, and the Flex 1 Bedroom of up to 603 sq ft can be converted into a two-bedroom. The Flex Plus 1 Bedroom spans 716 to 805 sq ft and adds a Multipurpose Room with its own bathroom. Two-bedroom apartments range from 853 to 997 sq ft and three-bedroom units from 1307 to 1326 sq ft, with three-bedroom homes located only in Tower A from the 32nd floor upward; Tower B holds studios and one-bedroom apartments. Interiors will be finished in a modern minimalist style, and apartments will be handed over furnished.

A podium floor of amenities

A full podium floor is given over to pools, gardens and courts, with more than 40 zones listed among the shared spaces and 120,000 sq ft of common areas. The Serenity Pool looks out on the city skyline, with the Aqua Lounge and sun loungers beside it and an Aquatic Gym for water training. Children have their own Aqua Park with a kids' pool and a Splash Pad, and the Serenity Fountain stands at the centre of the floor. The Serenity Garden sits alongside the Hammock Garden, an Urban Park, a meditation area, an outdoor yoga spot and a sensory park, while the BBQ Deck, outdoor party area, Sunken Seating and outdoor games serve groups. Pets are permitted in the building.

Sport and daily life

Sports facilities cover football, padel, pickleball and badminton courts, plus a basketball court, a cricket pitch and snookball. A running track, an outdoor Calisthenics Park and an indoor gym complete the training options, and separate men's and women's steam rooms and saunas are provided. The building will include a Kid's Day Care, and outdoors children get a play area, a cycle track, trampolines, a climbing wall and a sandpit. Adults have the Serenity Spa and a business centre with places for focused work, and a club room serves as a meeting space for residents. Prayer rooms are separate for men and women, and a Drone Docking Zone is planned.

Location and payment

JVC lies between Al Khail Road and Sheikh Mohammed Bin Zayed Road, two minutes from each, with 7 minutes to Circle Mall, 13 to Sheikh Zayed Road, 14 to Mall of the Emirates, 15 to the Dubai Internet City metro station, 16 to Dubai Marina and 18 to Burj Al Arab and Palm Jumeirah. The district has more than 30 landscaped parks with walking paths and children's play areas, and schools and nurseries run British, CBSE and international curricula, with clinics and pharmacies inside the community. The payment plan is 10% on booking, 20% during construction and 30% on handover, with 40% payable after handover. The service charge is 182.99 AED per m² a year.
