Samana Greenfield

Samana Greenfield is a freehold tower under construction in Warsan Fourth, Dubai, built by Samana Developers on a 39,100 sq. ft plot. The building will rise 14 floors above four podium levels, a ground floor and two basement levels, with handover planned for Q1 2029. Construction is 1% complete.

Apartments and transformer layouts

The tower will hold 304 apartments: 234 with one bedroom and 70 with two. By design, a one bedroom apartment can gain a second bedroom and a two bedroom apartment a third, all within the same walls. One bedroom units start at 443.04 to 463.39 sq. ft, one bedroom transformers at 567.93 to 867.57, one bedroom with study transformers at 746.58 to 994.05, two bedroom transformers at 883.07 to 1,155.94 and two bedroom with study transformers at 1,154.43 to 1,401.35. The first floor will hold 13 one bedroom and 5 two bedroom apartments, and floors two to fourteen repeat a plan of 17 one bedroom and 5 two bedroom apartments. A simple one bedroom apartment has a balcony running along the living room and bedroom, while a first type one bedroom transformer has a terrace of the same width, a walk in closet and two bathrooms. A first type two bedroom with study opens onto two terraces, with a walk in closet and bathroom in the main bedroom.

Shops, offices and parking

Three retail and three commercial units will share the building with the apartments. Retail spaces range from 377.60 to 2,021.46 sq. ft and sit on the ground floor near the lifts and reception, while commercial units range from 1,212.77 to 1,329.67 sq. ft. The project includes 403 parking spaces, and the smart parking area will have electric car charging stations. Residents will ride one of four separate lifts, three passenger and one service, and an entrance for cars leads straight down and to the podium.

Pool, leisure and children's areas

For adults the building will have a pool, a jacuzzi and a deck around the water, plus a barbecue area, sunken seating and an open air cinema. Some apartments will look directly onto this area, marked on the typical floor plan as a pool view. Children get their own pool and play area, alongside a kids' playroom on the first floor. A gym indoors and outdoor exercise equipment, a yoga studio and a sports court complete the training spaces, and a spa and landscaped garden are planned as well.

Ownership, registration and payment

Buyers receive the apartment in freehold. Samana Greenfield is registered with the Dubai Land Department under number 4159, and buyer funds go to an escrow account held at Emirates NBD. The payment plan is 15% on booking, 75% during construction and 10% on handover, and instalments continue by schedule until July 2033, after the keys are handed over.

The district

Al Warsan surrounds the site with greenery: Warsan Lake, large parks and open spaces for walking. Dubai Safari Park is 10 minutes away by car, Academic City 12, IMG Worlds of Adventure 15, Dubai International Airport 18, Global Village 20 and Mushrif Park 22. Al Barari lies 15 to 18 km away, and the Ras Al Khor Wildlife Sanctuary borders the district. The Blue Line of the Dubai Metro is due to reach Al Warsan by 2029, and the area is part of the Dubai 2040 master plan and the 20 Minute City programme. Nearby addresses include Rochester Institute of Technology Dubai and Fakeeh University Hospital.
