Moonsa Residences 2

Moonsa Residences 2 is a six-floor residential building under construction in Warsan Fourth, Dubai, within International City Phase 2. Dugasta Properties Development is the developer, and handover is planned for Q4 2026. The project is the second home in the Moonsa series, following the response to the first Moonsa Residences.

Apartments and layouts

The building holds 127 units in total: 95 studios of the Type 01 layout and 30 one-bedroom apartments in three layouts. Studio Type 01 has a total area of 702.56 sq ft, with 531.20 sq ft without the balcony and a balcony of 171.36 sq ft. The one-bedroom Type 01 and Type 02 layouts each have 670.16 sq ft in total, with 530.88 sq ft without the balcony and a 139.28 sq ft balcony; Type 01 has 23 apartments and Type 02 has 6. Type 03, a single apartment, has 702.56 sq ft in total, with 531.20 sq ft without the balcony and a 171.36 sq ft balcony. Apartments may differ slightly from the typical drawings in room, balcony and total sizes.

Prices and ownership

Prices start from 1,072,944 AED, at 16,146 AED per m². In the catalogue, studios run from 62.3 m² to 117.18 m² and from 1,072,944 AED, and one-bedroom apartments from 146.62 m² to 159.42 m² and from 2,367,300 AED. Homes are freehold. The service charge is 129.17 AED per m² a year.

Payment plans

There are 14 payment schedules, from full payment at booking to plans with instalments after keys. In the 100% plan, the full price is paid at booking. The 40/60 plan takes 40% at booking and 60% at handover. Other schedules take 20% or 30% at booking, part during construction, and 10% or 60% at handover, with 40% to 60% of the price paid after handover over 3, 5 or 10 years. A DLD fee of 4% is paid on top of the price in every plan. Some plans include a 10% return on investment for 5 or 10 years and a service charge waiver for 5 or 10 years.

Amenities and finishes

Residents will have a swimming pool, a gym, a landscaped garden and a children's play area. A hall for events, security and a lift system are planned. Decorative marble is planned for the entrance floor and porcelain tile for the floor corridors. Bathrooms will have high-class sanitary ware, and air conditioning will maintain a constant indoor temperature in any weather. The developer may replace materials with equivalent ones; only the contract has force.

Location and transport

The building stands in International City Phase 2. The Dubai Blue Line metro project is nearing completion in the area, with Blue Line Metro Station in International City Phase 2 and Dubai International City marked on the map. Silicon Oasis is 11 km or 14 minutes by car, Global Village 18 km or 16 minutes, Dubai Creek Harbour 15 km or 21 minutes, and Dubai International Airport 19 km or 24 minutes.
