Chapter 01

Chapter 01 is a seven-storey residential building under construction in Warsan Fourth, Dubai, developed by Newbury Developments. Handover is planned for Q4 2027, and construction is 2% complete. The building will hold 128 freehold units.

Apartments and Sizes

The project includes one and two bedroom apartments. One bedroom units range from 69.77 m² to 104.68 m² and start at 859,068 AED. Two bedroom units start at 120.87 m² and 1,431,133 AED. The price per m² is 11,302 AED.

Layout

By design, the house is arranged in tiers. The basement holds the lobby with a reception, a shop with a street-facing window and the parking entrance. The first and second floors are given entirely to residents' cars. The third floor is where the first apartments begin and the podium sits: an open pool, sun loungers on the water, a barbecue area and a children's playground. Above the podium there are only apartments.

Amenities on the Podium

The open pool on the podium is for residents. Sun loungers stand directly on the water, and the barbecue area is outdoors. A children's playground is also on the podium. The gym is indoors, with large windows looking out onto the pool.

Getting Around

A future Blue Line metro station is a five minute walk from the house, and Stadium station is twenty minutes away. The Sheikh Mohammed Bin Zayed highway is five minutes away, with a direct exit from the building. From there, Dubai Airport is 15 minutes, Dubai Safari Park 13 minutes, Dubai Mall 20 minutes and Burj Khalifa 25 minutes.

Parking

Covered parking occupies three tiers inside the building: the basement, the first and the second floor. The parking entrance is separate from the residents' entrance and from the shop window.

Payment

The payment plan is 10% on booking, 40% during construction, 20% on handover and 30% after handover. A second plan runs 10% on booking, 40% during construction and 50% on handover. Buyer funds go to the project escrow account at Al Ahli Bank of Kuwait. The service charge is 150.69 AED per m² a year.
