Samana Parkville is a new residential building under construction in Wadi Al Safa 5, Dubai. Samana is building it, with handover planned for Q3 2028. The project is freehold and construction is 14% complete.

Apartments and layouts

The building holds 428 apartments across 20 floors. Layouts include studio, 1, 2 and 3 bedroom homes, with 1 bedroom units from 70.95 m² to 72.08 m². Apartments have open plan living areas, large windows in the bedrooms and built in wardrobes. Private pools are planned for studio, 1 and 2 bedroom units. Prices for 1 bedroom apartments start from 1,174,235 AED, at 16,878 AED per m².

Design and terraces

The architecture will reference the natural forms of pearl, giving the building a rounded silhouette. A glass facade will combine with smooth curves and long lines. Terraces are planned as outdoor spaces for a short break at home.

Amenities and grounds

A landscaped garden will be part of the grounds, along with a shared pool. Quiet corners are planned for time alone, and shared areas for meeting family and friends. Residents will have an indoor gym and an outdoor equipment area. A children's play area is planned for the building.

Smart home and kitchen

German appliances are planned for the kitchen. Light, temperature and security are to be controlled with a single touch through a smart home system.

Location and payment

The project sits in Dubai Land Residential Community (DLRC), between Emirates Road and Al Ain-Dubai Road. GEMS First Point School L.L.C. is among the landmarks near the building. The payment plan is 20% on booking, 70% during construction and 10% on handover. Service charge is 161.46 AED per m² a year. The project has its own escrow account at Dubai Islamic Bank.
