Marquis Vista is a nine-storey residential building under construction in Wadi Al Safa 5, Dubai, developed by Marquis. It will hold 129 apartments in a single building, with handover planned for Q4 2027 and construction currently at 3%. Homes are sold freehold, with prices starting from 1,246,693 AED.

Apartments and Layouts

The building will offer one and two bedroom apartments. One bedroom units range from 79.87 m² to 98.42 m² and start from 1,246,693 AED, while two bedroom homes begin at 126.75 m² and 1,931,068 AED. Every two bedroom apartment will have its own plunge pool, facing the city's skyline. Each apartment will be finished with wardrobes made by hand and kitchens built to order.

Shared Spaces Inside the Building

Apartments, the lobby and the common rooms will sit under one roof, with no neighbouring towers. Residents will have a fully equipped lobby, a games room and a meeting room, so a work meeting can take place without using the living room. Price and Payment

Apartments are priced from 1,246,693 AED, at 12,667 AED per m², with a service charge of 161.46 AED per m² a year. The payment plan starts with 20% on booking and 40% during construction, followed by 4% on handover and 36% after handover, paid in instalments every three months until April 2030. Buyer funds go to an escrow account at The National Bank of Fujairah, and the project is registered with the Dubai Land Department under number 3632.
