Samana Skyros

Samana Skyros is a 17-floor residential tower under construction in Al Barsha, Dubai, built by Samana. The project is planned for handover in Q2 2027 and construction has reached 71%. It will hold 441 units, with prices starting from 846,635 AED.

Homes and Private Pools

The building will contain studios, one-bedroom and two-bedroom apartments. Studios and one-bedroom homes will come in two versions: with a private pool and without. Every two-bedroom apartment will have a pool. By design, the pool sits next to the balcony on the plan.

Rooftop and Wellness Spaces

The roof will be given over to leisure: a basketball court, an open-air cinema, a lounge, a gym and a running track. A health club, an outdoor gym and a rooftop gym are planned for training, with a sauna and a steam room for afterwards. A main pool with a large deck will sit at the building, alongside a separate children's pool.

Family and Everyday Living

A children's playground and a children's pool are planned. Pets will be allowed in the building. A concierge service will operate, and the lobby is designed to be simple, elegant and welcoming. Hospitals, schools and nurseries are a few minutes' walk away. Dubai Miracle Garden and Dubai Sports City are each 5 minutes away, and Global Village is 10 minutes away.

Prices, Payment and Ownership

Studios range from 40.08 m² to 40.12 m² and start from 877,765 AED. The price per m² is 21,108 AED, and the service charge is 161.46 AED per m² a year. The payment plan is 20% on booking, 10% during construction and 70% on handover. Buyers can pay 100% of the price at purchase plus a separate 4% DLD fee. Homes will be freehold, and buyer funds are held in an escrow account at Emirates NBD.
