Binghatti Hillcrest

Binghatti Hillcrest is a residential project under construction in Al Barsha, Dubai. Binghatti is the developer, and handover is planned for Q4 2026. Construction is 60% complete.

The Building

Binghatti Hillcrest is a low-rise building with four residential floors above the ground floor and a roof, plus a basement. The facade curves gently rather than standing as a straight wall, a shape designed to draw more daylight into the apartments and to connect the building with the greenery around it. The building holds 350 units in total.

Apartments and Layouts

The home mix runs from studios to two bedroom apartments, and every apartment has a balcony. One bedroom units range from 65.08 m² to 67.02 m² and start at 1,302,999 AED. Two bedroom apartments range from 103.09 m² to 105.37 m² and start at 2,129,999 AED. Apartments include smart home elements, and the building has modern security systems. Materials and dimensions on the plans are approximate and may change without notice; the exact apartment area is fixed in the sale and purchase agreement.

Commercial Units and Corridors

The ground floor will hold 28 retail units, and commercial spaces range from 94.63 m² to 959.11 m², starting at 3,877,846 AED. Corridors on the residential floors are 1.80 m wide, roomy enough to pass with a stroller.

Amenities

A swimming pool and a yoga studio are part of the project, along with a club house. For children there will be a separate children's pool with a water play zone and a children's play area. A running track will run through the greenery, and green zones with benches are planned between the lawns, with a central area where families can sit together.

Price, Payment and Ownership

Prices start at 819,999 AED, at 19,674 AED per m². The payment plan is 10% on booking, 20% during construction and 70% on handover. Payments go to the project escrow account at Sharjah Islamic Bank, and apartments are registered as freehold. The service charge is 150.69 AED per m² a year.
