The Central Downtown

The Central Downtown is a freehold development under construction in Al Barsha, Dubai, built by Aqua. The project is planned for handover in Q4 2028, with construction 10% complete. It will bring 1187 units across four residential towers rising from a shared podium.

The towers and the podium Four towers will stand on a single podium over 7 acres: tower B will have 21 floors, tower A 24, and towers C and D 26 each. The architecture is planned as strict and modern. The towers will sit above retail rows, so residents will ride the lift down to the shops. By design, the podium roof between the towers will hold the shared courtyard with a pool and gardens.

Homes and layouts The project will offer studios, one, two and three bedroom apartments. Studio sizes run from 40.9 m² to 44.3 m² and start at 943,272 AED; one bedroom units span 67.8 m² to 71 m² from 1,507,221 AED. Two bedroom apartments range from 134.8 m² to 226.81 m² and start at 2,009,888 AED, while three bedroom homes run from 202.5 m² to 583.43 m² from 3,036,214 AED. Prices at the project start from 813,888 AED, at 7151 AED per m². In tower B every layout will have a balcony, and the largest balconies in that tower are planned for the three bedroom apartments.

Amenities on the podium More than 200,000 sq ft of amenities are planned for the podium courtyard. A pool, jacuzzi and coloured fountain will sit at its centre, with a barbecue area, food kiosks and family seating nearby. An open air cinema, mini golf and table tennis tables will also be part of the courtyard, and a separate prayer room will be provided on the podium. Indoors, the plans include a fitness club, yoga hall and changing rooms. A basketball court and padel tennis court are planned outside, alongside an open air gym, a running track and a climbing wall, with a golf simulator in an enclosed hall. A children's play area, play room and zen garden with an organic farm and dog park complete the list.

Payment plan and ownership The payment plan begins with 10% on booking and 20% during construction. A second structure sets 10% on booking, 15% during construction and 75% on handover, while two and three bedroom buyers pay 20% in the first 20 months after handover. The service charge is set at 150.69 AED per m² a year. Buyer funds will be held in an escrow account at First Abu Dhabi Bank.

Around Al Barsha Dubai Miracle Garden and Dubai Butterfly Garden are five minutes away, and Mediclinic Parkview Hospital is five minutes from the project. Safa Community School and Kings School Al Barsha are 10 minutes away, while the Dubai Autodrome and Dubai Polo and Equestrian are 10 minutes out. Mall of the Emirates, Souk Madinat Jumeirah, Palm Jumeirah, the JBR beach and Burj Khalifa are all within 20 minutes. Al Qudra cycling track is 25 minutes away, and Dubai International and Al Maktoum airports are each half an hour from the site.
