Ashley Hills

Ashley Hills is a new residential project by TownX in Al Barsha, Dubai. The development is under construction and handover is planned for Q1 2027. It will have 616 apartments across two buildings, Block A to the north and Block B to the south, with 308 apartments in each.

Apartments and layouts

The project will have studios, one, two and three bedroom apartments. Studio layouts are Deluxe and Signature, one bedroom apartments are in the Contemporary line, two bedroom apartments are in the Contemporary and Executive Residence lines, and three bedroom apartments are only in Executive Residence. Of the 616 apartments, 448 are studios, 80 have one bedroom, 64 have two bedrooms and 24 have three bedrooms. Every layout has a balcony.

Apartment sizes in square feet are: Deluxe Studio 482 to 573, Signature Studio 507 to 606, Contemporary 1BR 792 to 902, Contemporary 2BR 976 to 1146, Executive 2BR Residence 1246 to 1354, and Executive 3BR Residence 1454.

Prices and payment

Prices start at 839,000 AED for a studio of 45.03 m² to 53.2 m². One bedroom apartments start at 1,639,000 AED, from 73.59 m² to 81.6 m². Two bedroom apartments start at 2,049,000 AED, from 90.71 m² to 123.05 m². Three bedroom apartments start at 2,899,000 AED, from 135.17 m².

The price per m² is 18,632 AED. Ownership is freehold and the service charge is 193.75 AED per m² a year. Payment plans are structured as 70% on booking and 30% on handover, 100% on booking, 30% on booking and 70% on handover, or 50% on booking and 50% on handover.

Buildings and entrance

Both buildings will follow the B+G+6+Roof scheme: an underground floor, a ground floor, six floors above and a roof, for seven floors in total. There will be two hotel style entrances to the lobbies with a drop off zone surrounded by raised planting. Guests will have a separate parking area, couriers on motorbikes will have their own parking, and residents and guests can use a separate bicycle parking area. Vehicle access to the parking will be barrier free through number plate recognition.

Park, pools and fitness

The project will include a park of more than 25 000 sq ft with a running and walking track, a children's playground, seating areas and outdoor training zones. A green garden and open areas will sit at ground level. Two sky pools in beach style, each 30 by 9 metres, will have temperature control. Two fitness centres, each more than 3 000 sq ft, will be equipped with Technogym machines.

Lifts, security and services

There will be ten high speed lifts, five in each building, plus a separate service lift and a service lobby with loading and unloading zone. The concierge desk will operate around the clock in the lobby lounge. Residents will enter through video access control, apartment entrance doors will use smart locks, and CCTV will cover all building entrances and common areas. The building management system will monitor energy consumption, and ventilation will bring in fresh air with energy savings. Wi-Fi will be available in some common areas.
