Marquis One

Marquis One is a new build in Al Barsha, Dubai, developed by Marquis. The project is under construction and is scheduled for handover in Q4 2028.

The building and its homes

Marquis Developers is building a single tower with a podium, and its G+4P+22 formula combines the ground level, the podium and 22 residential floors. The project holds 644 units, from studios to 3 bedrooms, all freehold. Floor to ceiling windows are planned in every residence. The first collection of the developer's studios starts at 41.2 m² and 830,800 AED. One bedroom apartments run from 81.83 m² to 93.01 m² and start at 1,371,100 AED, while 3 bedroom homes begin at 347.26 m² and 5,172,700 AED. The price per m² is 14,896 AED.

Payment and ownership

The payment plan spreads the price across stages: 20% on booking, 40% during construction, 4% on handover and 36% after handover. Part of the price can therefore be paid after the keys are handed over. Apartments are registered as freehold. The project carries number 3702 in the Dubai land department.

Views by design

Each residence will have floor to ceiling glazing, so the side the windows face matters as much as the floor. The available orientations are named Miracle Garden View, Community View, Park View and Amenities View. These names describe directions for the building rather than the outlook of every individual apartment.

Amenities in the house

Residents will have a gym divided into zones for different kinds of training, a yoga studio, and a spa with a hammam, a sauna and a steam room. A jacuzzi and a shared pool complete the wellness and leisure areas, alongside a barbecue area and a rooftop terrace. The spa is set to run with private spa services. All of this is for residents only through the closed club membership ONE Exclusive Membership. A business lounge will support remote work, and private conference rooms are planned for meetings that need their own space. An events hall gives family gatherings a setting outside the apartment, and a business centre and jacuzzi complete the list. Service charges are 140.15 AED per m² a year.

A choice of layouts

The range opens with studios that have transformable layouts, so the room can change with the way you use it during the day. In one bedroom apartments, sleeping and living areas can be separated. Some residences include private pools, staff rooms and individual storage solutions; these features belong to specific units, so the layout of the chosen lot decides what is included. The developer may replace materials with equivalent ones, and only the contract has force.
