Saray South

Saray South is a residential building under construction in Dubai South, developed by Unique Saray. The single four-storey block will hold 104 apartments. Handover is scheduled for Q2 2028, and the homes are freehold.

Apartments and layouts

The building will contain studios and one, two and three bedroom apartments. Studios start at 38.74 m² and 673,743 AED. One bedroom homes start at 66.98 m² and 1,009,826 AED. Two bedroom apartments range from 78.5 m² to 135.36 m² and start at 1,163,514 AED, while three bedroom homes range from 86.77 m² to 134.62 m² and start at 1,370,115 AED. Balconies are part of every layout, and some homes will have a jacuzzi on the balcony or a maid's room. A two bedroom layout with a jacuzzi will have a balcony of 63.55 m², for a total of 135.34 m². The price per m² is 14,696 AED, and the service charge is 129.17 AED per m² a year. A smart concept is planned for the project.

Payment plans

A 40/60 plan spreads the price so that two fifths are paid before handover and the remaining three fifths after the keys, in monthly instalments. A 50/50 plan with 12% off puts half the price at handover. A 100% plan with 25% off is settled in full at booking. Under the base terms, 20% is due on booking, 20% during construction and 60% after handover; another structure sets 20% on booking, 30% during construction and 50% on handover.

Sports and fitness

The project plans four sports courts: football, basketball, padel and tennis. An indoor gym, a running track, an indoor golf simulator, a yoga studio and a meditation area complete the fitness facilities.

Pool and leisure

An infinity pool and a lobby are planned for the building. Residents will have a barbecue area, an outdoor cinema and a children's playground.

Location

Saray South sits in Dubai South, next to Al Maktoum International Airport. The location plan marks Palm Jebel Ali 17 minutes away and Jebel Ali Port 18 minutes away. Nearby landmarks on the plan include Expo City Dubai, Dubai World Central, the Etihad Rail station, JAFZA, Dubai Investment Park and Downtown Jebel Ali.

Interior partners

Unique Home & Décor and Cavella Interior Design are named for interior and engineering design. Finishing brands include Teka for kitchen appliances, East Marble FZE for natural stone and Oioli Rubinetterie for sanitaryware and mixers. The developer may substitute materials with equivalent ones, and only the contract is binding.
