Marquis Aura

Marquis Aura is a nine-storey residential building under construction in Dubai South, developed by Marquis. The building will contain 234 apartments and is scheduled for handover in Q2 2029. Ownership is freehold.

Apartments and layouts

The building will hold 52 studios, 58 one-bedroom apartments and 85 two-bedroom apartments, plus three apartments with three bedrooms. Studios start from 40.04 m² at 660,000 AED. One-bedroom apartments start from 67.91 m² at 975,000 AED. Two-bedroom apartments range from 90.77 m² to 132.76 m² and start from 1,372,000 AED. The average two-bedroom apartment measures 1168 square feet.

The building and its shared spaces

The building will rise nine floors above the entrance level, with a roof on top. The plot measures about 55 000 square feet and the total building area is around 400 000 square feet. About 46 000 square feet will be given to shared spaces. The development is mixed use: retail premises will sit in the same building as the apartments. Parking will be fully covered on two underground levels. The building will have four passenger lifts and one service lift. A waterfall with an overflow will run at the entrance level, where there is also a drop-off zone, a guest parking area and a dedicated lobby with panoramic seating corners.

Work and leisure inside the house

A business lounge and a meeting room will stand on the same level as the lobby, with a multifunctional hall one floor above. A cinema room will be on that same floor. An infinity pool will sit on the level above the entrance, together with a gym, steam room, massage room, showers and changing rooms. An open lounge area with seating will complete this part of the building.

The roof

The roof will be given to sport and family time. It will hold a padel court that also works as a space for other games, half a basketball court, table tennis, a children's play area, a yoga area and a barbecue zone. An open lounge with seating will complete the roof.

Location

The address is Dubai South Boulevard Street, next to a metro station. The district is planned as a whole, with residential, business and logistics quarters in their own places. Its economy is tied to aviation, trade and new technologies.
