Azizi Venice (1-11)

Azizi Venice (1-11) is a new residential project by Azizi in Dubai South, Dubai, currently under construction with handover planned for Q1 2027. Construction is 67% complete. Apartments are sold as freehold.

The district around the lagoon

Azizi Venice is planned as a district of more than 136 hectares in Dubai South, the largest single urban project in Dubai, along Emirates Road and near Al Maktoum International Airport. Dubai South is being built as a new city with residential areas, business zones, schools, clinics and leisure spaces.

The district will have two residential parts: a gated villa quarter and a multi-building apartment part where the flats are sold. A crystal lagoon that residents can swim in and a retail boulevard along the water will link both parts.

Homes and layouts

The apartment part will consist of 28 residential buildings from 10 to 16 floors, standing along the lagoon and canals. Apartments will have floor-to-ceiling windows with a view of the water.

Units range from studios of 31.12 m² to 69.4 m² from 655,000 AED, to 3 bedroom apartments of 133.04 m² to 261.71 m² from 2,764,000 AED. 1 bedroom apartments start at 56.67 m² and 1,135,000 AED, and 2 bedroom apartments at 97.83 m² and 2,115,000 AED. Commercial units of 67.45 m² to 539.77 m² start at 2,829,000 AED. The set of apartments differs by building.

Lagoon, beach and boulevard

The crystal lagoon will have its own beach, waterfalls, and sailing and kayaking on the water. A small waterpark is planned for children in the district.

The pedestrian boulevard along the lagoon will be climate controlled, so it can be used all year, and will run for one kilometre with boutiques, restaurants and cafes at the water. Running and cycling tracks of 5 km will run along the boulevard and the water. A vertical garden with more than a million flowers is planned to bloom there all year.

Opera house and the hotel

An opera theatre with 2000 seats is planned in the lagoon as a floating stage in front of dancing fountains. It will host musicals, concerts, comedy shows, opera and ballet, and will also serve as a venue for weddings, private concerts and theatre productions. The theatre will have its own museum covering its architecture, engineering, sound and the people who created it.

An eight-floor five-star hotel will stand at the lagoon with boutiques, restaurants, entertainment, a spa and its own beach, within walking distance of the apartments. An international school and a hospital are planned in the district, and a Friday mosque will stand next to it.

Amenities inside the buildings

A rooftop infinity pool will look over the lagoon, with a deck, cabanas and sun loungers. Residents will have a gym, a rooftop terrace and a barbecue area. Children will have an indoor playroom with play structures, interactive games and eco-friendly toys. The lobby is designed with a concierge, Calcutta marble flooring, wooden wall panels, custom light fixtures and lifts finished in matte gold.

Payment and service charge

The main payment plan is 40/60, with the larger part due on handover. Plans of 30/70 and 25/75 are also available. The service charge is 150.69 AED per m² a year.
