Sky Hills Residences 3 is a freehold mixed-use project by HRE Development in Jumeirah Village Circle (JVC), Dubai. The development is under construction at 76% and handover is scheduled for Q4 2026. It will have 500 units across 41 floors, with 1 bedroom apartments from 63 m² starting at 1,100,000 AED.

Apartments and Handover

Apartments will be handed over furnished, with high-class finishes and modern appliances already in place, so an owner can move in with a single suitcase. The living rooms will have floor-to-ceiling windows and floors laid with polished porcelain tiles measuring 1.2 by 1.2 metres. Built-in appliances will be Bosch, the washing machine and fridge freezer Teka, the sink Elleci and the worktop quartz. Bathrooms will have Grohe sanitaryware, Nobili mixers and Geberit washbasins. The project has two towers, Tower A and Tower B, and is being built alongside Skyhills 2, with shared finishes and amenities.

Amenities in the Building

Residents will have a private pool, a water garden and quiet gardens with water features. A children's playground is part of the shared amenities. For sport there will be an outdoor gym, a basketball court and a tennis court. Pets are allowed in the building, and parks in the district are available for walks.

Shops in the Project

The project includes 12 retail units alongside the apartments, so some small errands can be handled without a car.

Location and Access

JVC covers 560 hectares and is laid out on a single master plan in a ring. The district sits between Sheikh Mohammed Bin Zayed Road, Al Khail Road and Hessa Street. Dubai Sports City and Dubai Hills Mall are 8 minutes away by car, Mall of the Emirates and Emirates Golf Club are 12 minutes, The Beach at JBR is 15 minutes and Palm Jumeirah is 16 minutes. Kindergartens, a school, clinics and supermarkets are located inside the district itself. Kids World Nursery, Little Wonders Nursery and Ladybird Early Learning Centre are nearby for younger children, and JSS International School serves school-age children. Among the district's parks are Halfa Park, Khansoor Park and Gadaf Park.

Payment Plan and Ownership

Ownership is freehold. The payment plan is 24% on booking, 30% during construction, 10% on handover and 40% after handover. The service charge is 129.17 AED per m² a year, and the price per m² is 17,460 AED. The escrow account is held at Sharjah Islamic Bank.
