Greygate Residences

Greygate Residences is a new residential building under construction in Jumeirah Village Circle (JVC), Dubai, developed by ADE Properties with handover planned for Q1 2028. The building is 11% complete and will contain 223 freehold residences across 15 residential floors above a podium. Prices start from 1,127,500 AED.

Apartments and Sizes

The building will hold 149 studios and 74 one-bedroom apartments. Studios will reach a maximum area of 684 sq. ft, and one-bedroom units will reach up to 1262 sq. ft, with the bedroom separated from the living room. The one-bedroom type sold from CARD measures 74.02 m² to 117.29 m², priced from 1,127,500 AED. Measurements are taken from a typical floor, column sizes may differ by floor, and drawings and dimensions are indicative and subject to change.

Payment Plan

The payment plan is split into four stages: 10% on booking, 36% during construction, 4% on handover and 50% after handover. Half of the price is therefore paid after the keys are received.

Inside the Apartments

Every apartment will come with integrated home automation controlling lighting, climate, security and curtains with one button. Kitchens will have built-in appliances, bedrooms will include wardrobes, and bathrooms will be finished with white wall tiles and porcelain stoneware floors. Living rooms are designed with open layouts and panoramic windows. The developer may replace materials with equivalent ones, and only the contract has force.

Amenities on the First Floor

The first floor will hold an adult pool and a separate children's pool, an indoor gym and an outdoor gym, sauna rooms, gazebos with seating, an outdoor sitting area and a kids play area with age-appropriate equipment. A club house is also part of the amenities. On the lower level, five commercial premises are planned.

Access and the District

The entrance will be minimalist, leading through a daylit lobby with a reception area to six lifts: five passenger lifts and one separate service lift. JVC lies between Al Khail Road and Sheikh Mohammed Bin Zayed Road. Mall of the Emirates is a 15 minute drive, Downtown Dubai and Burj Khalifa 20 minutes, The Palm Jumeirah and Burj Al Arab 20 minutes, and DXB and Al Maktoum airports 30 minutes each. A Dubai Metro Red Line extension is planned for the district. The service charge is 161.46 AED per m² a year.
