Sobha Sanctuary - The Woods is a residential building under construction in Al Yufrah 1, Dubai, developed by Sobha. The project is scheduled for handover in Q4 2029 and will contain 247 freehold units across 13 floors. Apartments are priced from 999,000 AED.

Apartments and Floor Plans

The building places 19 one and two bedroom apartments on each typical floor from the fourth to the thirteenth level. Every apartment includes a balcony and a Utility room. One bedroom residences range from 540.13 to 546.05 sq ft, with a Type A layout and six variations sharing the same rooms: an entrance hall, a combined kitchen and dining area of 2950 by 2700 mm, a living room of 3100 by 4300 mm, a bedroom of 3000 by 3000 mm, a bathroom of 2850 by 1600 mm and a Utility room of 750 by 750 mm. The largest versions, Type A and Type A Variant 1 in apartments 03 and 19 from floors 4 to 13, measure 546.05 sq ft with a balcony of 3100 by 1350 mm. Two bedroom homes come as Type A with three layout options and Type B with Type B Variant 1, with overall apartment sizes across both bedroom types running from 540.13 to 964.55 sq ft.

Price and Payment Plan

Apartments start at 999,000 AED for a one bedroom unit of 50.73 m², and at 1,600,000 AED for a two bedroom unit of 89.56 m². The price per m² is 17,865 AED. The service charge is 172.22 AED per m² a year. The payment plan asks for 20% on booking, 40% during construction split into four parts, and the remaining 40% on handover in Q4 2029.

A Forest Enclave Between Two Parks

The Woods is planned as a private forest enclave inside the wider Sobha Sanctuary master plan, which is designed around four foundations: nature, water, wellbeing and good neighbourliness. About half of the community's land is given to open and green spaces that run through every zone. The Woods plot sits between parks at the front and on the courtyard side, with continuous green views along its long sides. Townhouse communities and an education facility are next to the site. Dubai Outlet Mall is nearby.

Green Space and Water

At the heart of the community, a park of about 800 000 sq ft will connect to forest paths, shaded trails, botanical gardens and sensory landscapes, with stone zen gardens, meditation lawns, hammock spots and reflexology paths among the greenery. Separate therapeutic gardens and play areas are planned for pets, and pets are allowed in the building. Water shapes the landscape through a resort style beach lagoon, water sculptures and a splash pad for all ages. A spa, hydrotherapy spaces, saunas and steam rooms are part of the shared infrastructure.

Movement, Sport and Shared Spaces

A walking loop of about 5 km, a wellbeing trail of more than 9 km and a network of cycle paths of about 20 km are planned for daily movement, walking and cycling. Outdoors there will be training zones, sports courts, a full size football pitch, a tennis court and a cricket facility, plus wellbeing zones for older residents. The community also includes a club house, co-working space, multipurpose event halls, event lawns and an amphitheatre, along with children's play areas, family zones, spaces for teenagers, shops and farmers markets. The entire community is planned for about 20 000 families, with engineering systems and smart mobility built into the master plan to reduce environmental load.
