Binghatti Flare

Binghatti Flare is a residential project under construction in Jumeirah Village Triangle (JVT), Dubai, built by Binghatti. Handover is planned for Q3 2027, and construction is 20% complete. The project will have 1457 units across 42 floors, with prices from 1,389,999 AED and a price of 37,673 AED per m². Ownership is freehold.

Two towers, Flare 01 and Flare 02

The project consists of two residential towers with smooth radial facades, named Flare 01 and Flare 02. Flare 01 will rise 40 residential floors above the ground floor and four podium levels, topped by two technical floors and a roof. Flare 02 will have 34 residential floors and two underground levels. The towers will stand on separate plots of 10805.57 m² and 7778.00 m². Apartments will range from studios to four-bedroom residences.

Homes and floor areas

The unit mix includes studios, one, two, three and four-bedroom apartments, with apartment areas from 35.50 to 351.90 m². The smallest studios in Flare 01 start at 35.50 m², and studios in Flare 02 go up to 55.86 m². One-bedroom apartments range from 69.85 to 87.44 m². The largest home, a three-bedroom in Flare 01, will cover 351.90 m², of which 115.80 m² is interior and 236.10 m² is terrace. A four-bedroom residence will span 253.32 m², with 124.75 m² inside and 128.57 m² outside. One-bedroom apartments will be the most common, with 396 in Flare 01 and 265 in Flare 02, followed by 285 and 252 studios, 114 and 54 two-bedroom units, and 5 and 4 three-bedroom units. Some apartments will have sky terraces with private pools.

Amenities by design

Residents will have an artificial beach, a pool with a deck, a children's play area split into wet and dry zones, a gym, a running track, a padel court and a sports area. A landscaped garden and a lobby will also form part of the project. The ground floor and first podium level will be given over to 79 commercial units, ranging from 69.38 m² to 508.8 m² and priced from 2,613,800 AED. Commercial units in the Flare 02 podium are currently on sale.

Payment plan and handover

The payment plan is 24% on booking, 50% during construction and 30% on handover. Buyer funds go to an escrow account held at Dubai Islamic Bank. The project is registered with the Dubai Land Department under number 4006. Service charges are 172.22 AED per m² a year. Private pools will be included only in apartments with sky terraces.
