Sunset Bay Grand is an 11-floor residential building under construction on Dubai Islands in Dubai, developed by Imtiaz. Construction has reached 16%, and handover is scheduled for Q4 2027. The building will hold 105 freehold units.

Homes and sizes

The building will have 1 bedroom apartments from 78.5 m² to 104.14 m², starting at 2,343,960 AED. 2 bedroom apartments will run from 133.59 m² to 151.71 m², starting at 3,317,618 AED. 3 bedroom duplexes will start at 243.13 m² and 6,184,138 AED, placed on the top level of the house. Every apartment will be handed over fully furnished, with Bosch appliances, a smart home system and ceilings 3.2 m high. Finishes include Gessi, Alexa and Villeroy & Boch products. The price per m² is 21,036 AED, and service charges are 172.22 AED per m² a year.

Rooftop and outdoor spaces

A Sky Pool with a glass bottom will sit on the roof, with a separate family pool beside it and cabanas in the shade. The rooftop will also hold a barbecue area, outdoor lounge seating and sunken seats, and an outdoor cinema for the whole family will be part of the shared spaces. A landscaped garden and a roof terrace complete the outdoor areas. Children will have a dedicated zone of their own.

Shared amenities indoors

The lobby will rise two floors and include a reception and a drop-off area at the entrance. A two-storey gym will let residents train inside the building. A club house with warm textures and cosy living rooms is planned as a shared meeting place for the house.

The building and its setting

Sunset Bay Grand will stand along the shore of Dubai Islands, close to the beaches and open water. The architecture is designed around natural light, with large windows and an orientation toward the coast, and each apartment will have its own balcony. Downtown, DIFC and the Museum of Future are 15 minutes away. The beach will give residents direct access to the water, with kayaking, paddleboarding and boating from the shore.

Payment plan and ownership

The payment plan is 40% on booking, 20% during construction and 40% on handover. Apartments are sold as freehold, and buyers' funds go to an escrow account held at First Abu Dhabi Bank.
