Do Hotels & Residences Dubai Islands is a hotel-managed residence on Dubai Islands in Dubai, developed by One Development. The building is under construction, with handover planned for Q4 2027, and construction has reached 2%. Apartments are sold as freehold.

The building and its units

The project has one G+7 building with 120 apartments in total, rising across 7 floors. Units range from studios and one bedroom apartments up to three bedroom homes. A single one bedroom apartment can span 79.5 m² to 101.34 m², a two bedroom 117.64 m² to 144.07 m², and a three bedroom 191.59 m² to 209.23 m². All apartments will be delivered fully furnished.

Hotel service and rental pool

DO Hotels & Residences manages the apartments, and owners receive their home together with the full hotel service. Cleaning, laundry, food and drinks are ordered as hotel services, and security, valets and the technical team will work around the clock. A coworking space is planned for residents who work from home. Owners pay a service charge of 236.81 AED per m² a year, and renting out is arranged through a shared rental pool. A lobby by the water with a concierge and lounge will greet guests, with parking and staff areas in the basement.

Leisure, sport and wellness

A private pool is part of the amenities, alongside an infinity pool, a jacuzzi, a separate children's pool and a children's playground. The house will have a football pitch and courts for padel, tennis, basketball and volleyball. There will be a fully equipped fitness centre and an outdoor training area, as well as men's and women's spas with a sauna and steam room. Two recording studios are planned in the building. A restaurant will be open all day, and a coffee corner will sit outside by the marina. Concierge service is listed among the amenities.

Views and location

The seafront plot gives the building a panoramic view of the sunset over the sea, and the Nakheel promenade will also be visible from the house. Some one bedroom apartments are planned with a full sea and marina view. Dubai Islands is planned as five new islands with 21 km of beaches, nine yacht marinas, two golf courses and 86 hotels, plus a large mall and parks with restaurants and shops. A beach is two minutes away, the Gold Souq metro station is 10 minutes away, and both Dubai Frame and Dubai International Airport are 10 minutes from the house.

Prices and payment plan

Prices for a one bedroom start at 2,313,000 AED, a two bedroom at 3,554,000 AED and a three bedroom at 6,121,000 AED, at 29,025 AED per m². The payment plan is 20% on booking, 30% during construction in three instalments, and 50% on handover. Payments go to the project escrow account at First Abu Dhabi Bank.
