About the project

Takaya is an under-construction residential quarter in Motor City, Dubai, developed by Union Properties in partnership with Octa Properties, with the development company named Takaya Real Estate Development LLC. Handover is scheduled for Q4 2027, and construction is 16 per cent complete. Apartments are sold in three towers with one to four bedrooms, and ownership is freehold.

The Quarter and Its Buildings

Takaya consists of six buildings. Apartments are sold in Harmony, Symphony and Takaya Tower. The remaining three, Kalina, Kaia and Melody, stand at one storey each. Takaya Tower is the tallest at 30 floors, while Harmony and Symphony are 20 floors each. At the foot of the towers are 39 townhouses and 5 villas with four and five bedrooms. The quarter's master plan was drawn by AE7, the buildings are designed to be energy efficient, and green zones are left between the buildings. Pocket gardens and retail space are part of the layout. The total built-up area of Takaya is more than two million square feet.

Apartment Sizes and Prices

One-bedroom apartments range from 77.2 m² to 104.74 m² and start at 1,634,036 AED. Two-bedroom units run from 106.65 m² to 137.59 m², starting at 2,189,900 AED. Three-bedroom apartments span 140.94 m² to 459.52 m², from 2,894,550 AED. Four-bedroom units range from 216.13 m² to 620.19 m², from 4,888,338 AED. The price per m² is 21,135 AED. The service charge is 161.46 AED per m² a year. Some apartments have terraces with a city view, and the quarter includes special lots with terraces and penthouses on one or two levels.

Layouts and Views

In Symphony, a typical floor holds 15 apartments: four studios, six with one bedroom, four with two and one with three. On floors 3 to 17 of Symphony, windows face the race track, Dubai Sports City, Arabian Ranches or the Motor City boulevard. From the quarter there is a view of Dubai Autodrome and the greenery of Motor City. Each Symphony apartment comes with parking: one space for studios and apartments up to two bedrooms, two spaces for three and four-bedroom apartments.

Interiors

Apartments are finished with marble floors, panels, glass partitions and modern lighting. Kitchens are equipped with induction cooktops, ovens and refrigerators. Bathrooms are finished in marble and include bathtubs and mixers. The developer may replace materials with equivalent ones; only the contract has force.

Amenities

The quarter includes a children's playground, a gym, a kindergarten, a swimming pool, a sports court, a cinema room, a coworking space, an events hall and a barbecue area. There are two pools in all, one for laps and one for leisure, along with a running track and a stream. Sporting facilities include half a basketball court, padel tennis and squash courts, and an open sports yard. Children have a separate pool and an arcade room. The Renaissance School is nearby.

Buyer funds are held in an escrow account at Dubai Islamic Bank. Under the 50/50 plan, 20 per cent is due on booking plus the 4 per cent DLD fee, 30 per cent in six instalments, and the remaining 50 per cent on handover.
