15 Cascade

15 Cascade is a 15-floor residential building under construction in Motor City, Dubai. Iman Developers is the developer, and handover is planned for Q3 2028. Construction is 6% complete. The building will hold 440 apartments, and the project is registered with DLD under number 3528.

Apartments and Prices

Studios range from 39.3 m² to 40.51 m² and start at 879,862 AED. One-bedroom apartments start at 78.13 m² and 1,553,420 AED. The price per m² is 19,883 AED. On 7 October 2026, three studios and one one-bedroom apartment were available for sale. The first floor will have duplexes with three and four bedrooms, and a penthouse is planned for the 15th floor. Corner apartments on floors 4, 6 and 10, and on floors 12 and 14, will each have a private plunge pool.

Payment and Ownership

The project is freehold, and the escrow account is held at Emirates NBD. Apartments 421, 431 and 433 have a 60/40 plan: 20% on booking, then 10% after 90 days, then 10% at 20%, 40% and 60% construction progress, and the final 40% on handover. Full payment on booking is also available, and a DLD fee of 4% is paid on booking. The service charge is 182.99 AED per m² a year.

Pools, Sports and the Sky Garden

A beach-edge pool will sit on the first-floor deck with a Baja Shelf, cabanas and sun loungers, next to a children's pool and a Splash Pad. On the roof, the Sky Deck will have a 30 metre infinity-edge pool, a jacuzzi, the Skyview Lounge and Skyview Dining. A Skyfit gym with cardio and strength zones and a yoga room will be on the roof, alongside a sauna, steam room, cold plunge and ice bath. The first floor will have half a tennis court, a basketball court, mini football, a calisthenics zone, a TRX frame, a Sprint Track, a skate park and a ping-pong table. The 12th floor will hold the Sky Garden with a yoga area, a zen garden and an open-air library.

Design and Shared Spaces

The building's form will follow the speed lines of the Dubai Autodrome and the flow of cascading water. The lobby will be double height, reached by the Grand Drive, with a cascading fountain marking the entrance. Shops of double height will occupy the lower floor. Amenities will be spread across the ground, the first-floor deck, the 12th floor and the roof. Interiors will be made with Versace Ceramics, and each main bedroom will have its own bathroom.

Getting Around

15 Cascade will stand on Hessa Street, next to Green Community and Dubai Sports City, with Sheikh Mohammed Bin Zayed Road passing nearby. Dubai International is 27 minutes away and Al Maktoum International 28. Bluewaters is 17 minutes away, Palm Jumeirah and Mall of the Emirates 20, Dubai Mall and Expo City 22, and Palm Jebel Ali 36. A bus runs from the Sports City ICC Headquarter 2 stop, and Saudi German Hospital Dubai is the nearest hospital named for medical visits.
