Mirdad Towers

Mirdad Towers is a new residential development under construction in Motor City, Dubai, built by Union Properties. The project is scheduled for handover in Q4 2028 and construction is 6% complete. It will bring 1018 freehold apartments across four towers on a shared podium.

Four towers and a central square

The project is based on four residential towers of different heights: 13, 19, 31 and 39 floors above the first level. The towers rise in stepped profiles, which by design bring more daylight into the apartments, allow cross ventilation and open views, and reduce solar heat gain so less energy goes to cooling. At the centre of the district a square will be framed by glass facades. Apartments will be oriented to give the best views from the windows, and the architecture includes many balconies.

Apartments from studios to lofts with gardens

The district will hold 60 studios, 524 one bedroom apartments, 380 two bedroom apartments and 105 three bedroom apartments, plus 18 lofts and duplexes. Lofts will sit on the first floor with their own gardens and natural light. Plus layouts will also be available, such as a 1 BR Plus in Mirdad 2 with a multipurpose room. Interiors will use a warm natural palette of wood and stone, with premium materials and sound insulation.

Amenities across the podium

More than 25 amenities will be gathered in the district, most of them on the shared podium. These will include a swimming pool of half Olympic length with two lounge areas and shaded seating, a spa, three gyms, two padel courts, two squash courts and a golf simulator. A clubhouse, coworking space, cinema room, event halls, barbecue area, yoga studio, children's play room and sports courts are also planned. A zen garden, a yoga lawn and a sky garden will provide quieter corners, and a separate park will be set aside for pets. On the ground floors a retail island will bring shops, supermarkets, restaurants, cafes and a beauty salon.

Parking and building management

Two underground parking levels will provide 1235 spaces, with 84 more allocated for bicycles. Electric vehicle charging will be available at half of the parking spaces. A BMS system will monitor energy use, indoor climate and building services, and security will operate around the clock with a concierge in the district.

Prices and payment

Apartments start from 1,301,339 AED for a one bedroom unit of 60.54 m² to 92.9 m². Two bedroom units range from 93.04 m² to 167.56 m² and start from 1,957,882 AED. Three bedroom units range from 153.79 m² to 288.46 m² and start from 2,877,497 AED. The price per m² is 17,946 AED and the service charge is 161.46 AED per m² a year. Payment plans place 24% on booking, 30% during construction and 50% on handover, or 14% on booking, 10% during construction and 80% on handover.

Location in Motor City

Mirdad Towers will stand in a quiet part of Motor City, a green district, at the intersection of two main Dubai highways. GEMS Metropole School is 5 minutes away, Nord Anglia International School Dubai 9, Kings' School Al Barsha 10 and Dubai American Academy 16. Dubai Hills Mall is 13 minutes away, Mall of the Emirates 18, Dubai Marina Mall 20 and Dubai Mall 24. DXB and Al Maktoum airports are both 24 minutes away. A metro station is expected in Motor City by 2030.
