The Boulevard

The Boulevard is a 16-storey residential building under construction in Wadi Al Safa 5, Dubai, developed by Prestige One. The project is planned for handover in Q4 2027 and construction is currently 11% complete. It will contain 387 units, from studios to two-bedroom apartments.

Apartments and sizes The building will offer studios and one and two-bedroom apartments. Two-bedroom units will range from 112.77 m² to 137.86 m², with prices starting at 1,617,000 AED. Commercial units will start at 383.2 m² and 11,962,000 AED. Homes will be built with high-class finishes and receive plenty of daylight, and the layouts will flow from room to room.

Prices and payment plan Residences will start from 1,510,000 AED, at 11,461 AED per m². Buyers will pay 20% on booking, 45% during construction in seven instalments, and 35% on handover. A separate 4% DLD government fee will apply. Ownership will be freehold, and the service charge will be 150.69 AED per m² per year.

Podium and roof amenities The podium will hold a lagoon-style pool, a poolside bar, Aqua Loungers, the Pool Promenade, the Serenity Pool and Arctic Pool, and a jacuzzi. It will also include the Green Labyrinth, Floating Passage, Poolside Lounge and the Prestige Clubhouse with a digital library, Productivity Hub, fitness centre, creative studio and children's area. On the roof, residents will find the Skyline Infinity Pool, Aqua Pool Bar, Infinity Sunken Beds, Sky Lounge, Observation Deck and Infinity Promenade, plus a fireplace, grill area and open-air cinema. The roof will also have a Serenity Pond, Tranquility Corner, rest capsules, Library Lounge and Productivity Suite.

Fitness, creative and family spaces The Prestige Fitness Center will be equipped with modern exercise machines. The creative studio will be large and light, with easels, materials, storage, large work tables and adjustable lighting. The games room will have arcade machines and interactive games for all ages, and there will be a Little Explorers' Zone for children, a family lounge and a podcast room. A CineLounge will serve as the building's cinema, and the Grand Lobby will greet residents and guests.

Location and district The Boulevard will stand on the main boulevard of Dubai Land Residence Complex. The airport and Burj Khalifa will be about 20 minutes away, IMG World about 10, Global Village about 13, Burj Al Arab about 31 and Palm Jumeirah about 35. The DLRC neighbourhood will include mosques, schools, medical facilities, a park and a shopping boulevard.
