Cybele by Wadan

Cybele by Wadan is a 13-floor residential building under construction in Wadi Al Safa 5, Dubai, developed by Wadan Developments. The project is planned for handover in Q4 2027, with construction 2% complete. It will hold 232 freehold apartments.

Apartments and Layouts

The home will contain studios, smart studios, smart one-bedroom apartments and one, two and three-bedroom apartments. Average layouts run from 440 sq ft for a studio to 1,670 sq ft for a three-bedroom; a two-bedroom measures 1,300 sq ft on average. Smart studios and one and two-bedroom apartments will each come in two layouts, A and B. Every apartment will be handed over fully furnished, with smart climate control, air purification, aromatherapy and circadian lighting. Bedrooms are designed for morning light, and bathrooms will use noble materials with placed lighting fixtures. Floor plans show average areas, final sizes are set by survey, and furniture on plans is for illustration.

Terraces and Outlook

The single building will stand on the green edge of DLRC, with its facade turned toward a public park and villas. Terraces will wrap the house in ribbons and combine with wide glazing, and greenery will be visible from every floor. The terraces will face the park and villas. Dark green is Wadan's signature colour, and the house will keep to its calm palette. The lobby will be finished in stone and soft wood, with seating and considered light.

Pools, Spa and Recreation

The amenities include an infinity pool, a pool, a jacuzzi and a cold plunge, along with a spa and BBQ cabins. There will be an open air cinema, a BBQ area and a landscaped garden, plus a club house, a cinema room and a rooftop terrace. A gym will operate indoors and outdoors, and yoga and pilates classes will be held in the house. A yoga studio is also planned.

Children and Community

A dedicated playroom will have a professional nanny looking after children, and a children's playground is planned. The house also includes a coworking space in its own dedicated area and a community centre. Community curation forms part of the Wadan service. The Wadan app with artificial intelligence will adapt the home to its resident and handle requests, documents, building announcements and a chat with an AI assistant; it will also schedule appliance maintenance in advance. Security will be AI based, recognising people, cars and faces and analysing behaviour. A concierge will work at butler level.

Prices and Payment Plans

Prices start from 1,367,965 AED, at 10,487 AED per m², and two-bedroom units start from 130.44 m² and 1,689,840 AED. The service charge is 161.46 AED per m² a year. Buyers can choose a 50/50 plan: 20% on booking, 30% in five parts during construction and 50% on handover. The 70/30 plan takes 20% on booking, 40% in six parts before handover and 10% at the keys, with the remaining 30% spread over three years after handover at 2.5% each quarter. A DLD fee of 4% of the price applies. Buyer funds go to an escrow account at First Abu Dhabi Bank, and apartments are registered as freehold.
