The Element at Sobha One

The Element at Sobha One is a new residential tower under construction in Ras Al Khor Ind. First, Dubai, built by Sobha as part of the Sobha One community. The standalone building is planned for 66 floors and 393 apartments, with handover scheduled for Q4 2029. Construction progress stands at 11%.

Apartments and Sizes

The tower will hold 1, 2, 3 and 4 bedroom apartments, all freehold. One bedroom units range from 68.09 m² to 70.05 m² and start at 1,832,275 AED. Two bedroom apartments span 119.23 m² to 140.86 m² from 3,304,704 AED, three bedroom homes run from 174.11 m² to 181.93 m² from 4,732,103 AED, and four bedroom residences start at 351.32 m² from 9,586,305 AED. By design, one and two bedroom apartments occupy floors 2 to 6 and 9 to 34; floors 36 to 61 hold three and four bedroom units, and floors 62 to 65 hold only four bedroom layouts.

Payment Plan and Charges

The payment plan follows a 60/40 structure: 20% on booking, 40% during construction across four instalments, and 40% on handover. The service charge is set at 172.22 AED per m² a year.

Views

From the tower, views are planned towards the Ras Al Khor Wildlife Sanctuary with its mangroves and flamingos, Dubai Creek, the community golf course, Downtown Dubai and the Dubai skyline. The outlook depends on the floor and the apartment's position on the landing; floor plans show the indicated directions.

Community and Leisure

The wider Sobha One community will include an 18 hole pitch and putt golf course, the first of its kind in Dubai, with a clubhouse with patios by the greens operating on paid membership. A landscaped restaurant esplanade along the water, walking paths and a cycling track are planned for the master community.

The Tower and Its Amenities

On the roof, a resort style main pool with a 270 degree panorama, a wet deck, a jacuzzi, a separate children's pool and showers are planned, alongside sun loungers, a viewing deck, an outdoor lounge and a Rooftop Lounge. The podium will hold walking paths, a children's playground, a barbecue area, an open lawn, a yoga deck, an outdoor gym, an obstacle course and a padel court. Indoor facilities include a co-working space, business lounge, library, cinema room, multipurpose events hall, a youth zone with VR games, an indoor children's club, a toddlers' club and a mother and baby room. A fitness offering covers an outdoor and indoor gym, functional training ropes, a pilates and yoga studio, a table tennis and foosball game zone. Pets are allowed, with pet friendly spaces listed among the outdoor amenities.
