The Wilds Residences

The Wilds Residences is a new-build community by Aldar in Wadi Al Safa 3, in southern Dubai, next to Al Barari and Majan. The project will have six buildings containing 740 apartments and two-level duplexes with freehold ownership, and handover is scheduled for Q2 2030. Prices start at 1,635,135 AED, with a price per m² of 19,372 AED.

Residences and floor areas

Apartments with 1, 2 and 3 bedrooms are planned, alongside two-level duplexes with 2 and 3 bedrooms. One-bedroom units will range from 74.17 m² to 87.49 m² and start at 1,635,135 AED. Two-bedroom units will range from 133.22 m² to 203.9 m² and start at 2,649,600 AED, while three-bedroom units will range from 182.29 m² to 186.48 m² and start at 3,684,833 AED. The three-bedroom layouts will include a room for a helper. Homes will come in two colour schemes.

Community grounds and the Central Park

The community will be laid out among streams, fields and groves, with six buildings rising 15 floors. Nature trails will lead to Central Park, where terraces for meditation and outdoor training areas are planned. Restorative Gardens and streams also form part of the master plan. The Nest Signature Pavilion will hold a cafe and children's play zones, with a roof area for watching birds and the night sky. Two further spots are planned: The Observatory for stargazing and The Lookout for birdwatching. Gardens for local food production, an apiary, the Organic Food Market, an amphitheatre, a mosque and shops are also planned.

Amenities for residents

Spaces reserved for residents will include The Nook coworking area and the Brewing Lounge, a Family Lounge and the Netflix Room cinema. A creative studio, gym, pilates and yoga studio and spa are planned, along with an infinity pool and a splash pad. Sport facilities will cover a tennis court, a padel court, a basketball court, a football pitch and the Muga Court, plus a running and walking track and a cycling track. The Yoga Deck, The Studio for dance and yoga, the Health Club and Sanctuary Spa complete the line-up. A kids lounge, teens lounge, Discovery Play and Adventure Play Areas, Adventure Parks, The Spring water play area and a world-class educational institution are part of the master plan.

Payment plans

Several payment structures are available. The options include two 65/35 plans, a 50/50 instalment plan for the new-build, an 80/20 plan with a 2% discount and a 100% payment plan with a 4% discount. The service charge is 226.04 AED per m² a year.

Sustainability and location

The community is rated LEED for Cities and Communities at Platinum level and holds 3 stars under Fitwel for Communities. Plans include shaded walking and cycling paths, planting with local species, local materials and materials with a high share of recycled content, optimised air conditioning and ventilation, water and energy saving, water quality monitoring, air quality improvement, noise protection and reduced light pollution. An accessible environment and electric vehicle charging stations are planned. The site sits 25 minutes from Dubai Mall and 25 minutes from Dubai airport, with public transport access.
