Gate Eleven Residences is a residential development by AMWAJ Development in Wadi Al Safa 3, Dubai. Four low-rise buildings of 6 floors each will hold 182 freehold apartments. Handover is scheduled for Q1 2028, and construction is 31% complete.

Apartments and pricing

The project will have 1 and 2 bedroom apartments. 1 bedroom units range from 82.68 m² to 156.99 m² and start at 1,643,655 AED. 2 bedroom units range from 140.26 m² to 142.58 m² and start at 2,494,164 AED. The price per m² is 13,281 AED.

Payment plan

The payment plan is 20% on booking, 10% during construction and 70% on handover. Service charge is 193.75 AED per m² a year.

Four buildings in Meydan District 11

The four buildings will stand in Meydan District 11, part of Meydan City on Al Ain Road. By design, the buildings are low-rise, with gardens, paths and shared spaces between them. The district is surrounded by villa areas. Meydan Crystal Lagoons and the Meydan racecourse are nearby. The layout includes the Boho Garden, a garden for outdoor rest, and a podium with paths, palms and flower beds serving the lower-floor apartments.

Amenities

Amenities include a swimming pool, a gym, a yoga studio, a sauna, a game room and a landscaped garden. Plans also list a boxing studio, table tennis and billiards, and a Kids Art Studio with small tables and chairs, reading niches, a climbing wall and a ball pit. A lounge in the lobby is planned for meetings.

Rooftop and ground floor

An infinity pool and lounge will sit on the rooftop, and the Burj Khalifa and the district lagoon will be visible from the water. The ground floor will house a restaurant, a cafe, a market, a pharmacy, a barbershop, a manicure studio and a wellness centre. A covered drop-off zone at the entrance will let taxis and guests arrive at the lobby under a canopy.

Design and interiors

By design, the facades follow a minimalist style with white horizontal lines, wood and glass. Each floor is outlined by a smooth white balcony line, rounded at the corners, with large floor-to-ceiling windows. Interiors use a light natural palette, with light stone and wood in the lobby. Kitchens will include built-in appliances from the Italian brand ELBA: a hood, a gas stove, an oven, a refrigerator, a freezer, a washing machine and a dishwasher.
