The Willows Residences

The Willows Residences is a six-floor residential building under construction in Wadi Al Safa 3, Dubai, developed by SCC Vertex Development. Handover is scheduled for Q2 2027. The building will hold 56 freehold apartments.

The home and its surroundings

The building is planned as a small address in a low-rise district. District 11 is laid out with villas, townhouses and apartments, and shared gardens sit between the houses. The Willows Residences will stand on one of the few remaining plots of this kind.

Apartments and layouts

Apartments will come in one and two bedroom types, arranged in two series: The Sculpted, the more compact, and The Cultivated, the larger. One bedroom units start at 67.82 m² and reach 75.72 m², priced from 1,459,800 AED. Two bedroom units run from 84.54 m² to 130.49 m², priced from 1,819,100 AED. Ceilings will be 3.2 m high, windows floor to ceiling with double glazing, and main bedrooms will have walk-in closets with built-in storage. Kitchens will have a gas hob, quartz worktops, an integrated dishwasher and oven, and bathrooms will have framed glass showers with a rain head and a hand shower.

Rooftop pool and garden

The top of the building is given over to residents: a raised deck with a pool for residents only, including a shallow section and a resting area by the water, plus a rooftop lounge. A landscaped garden will sit at the building, alongside a children's play area, a gym with daylight and modern equipment, and a yoga studio. A concierge will handle everyday errands, and cameras will run around the clock.

Ownership and payment

Apartments are sold as freehold, and buyer funds go to an escrow account at The National Bank of Fujairah. The payment plan is 25% on booking and 75% on handover. A second plan spreads payment: 10% on booking, 40% during construction, 10% on handover and 40% after handover. The service charge is 139.93 AED per m² a year, and the price per m² is 21,516 AED.
