Treppan Vision

Treppan Vision is a residential and commercial building under construction in Wadi Al Safa 5, Dubai, developed by Fakhruddin Properties. The project is scheduled for handover in Q4 2029 and offers freehold ownership. Units start from 660,000 AED for a studio of 35.12 m².

The homes

The building has 14 floors and 463 units in total. Studios start at 35.12 m² and 660,000 AED, one bedroom apartments at 72.09 m² and 1,030,000 AED, and two bedroom apartments at 119.38 m² and 1,725,000 AED. The price per m² is 18,617 AED. Residential floors run from the 3rd to the 14th. Studio, one and two bedroom homes will come furnished with case goods and soft furniture, light fixtures and carpets, plus decor and outdoor furniture on balconies. Automated blackout blinds are planned for all home types.

Smart Flex layouts

Smart Flex apartments will change with the owner's needs. A one bedroom residence converts into a two bedroom, and a two bedroom adapts into a three bedroom when a children's room, a closed work study or a guest bedroom is needed. Even and odd residential floors have different floor plans. For both one and two bedroom residences there are three layout types: Type 1, Type 2 and Type 3.

Technology

Engineering systems and apartments will be managed by artificial intelligence that adjusts light and temperature to residents' habits and reduces energy use. Doors in the building and common areas will open by face recognition and biometrics, with no physical keys or plastic cards. Autonomous robots will move through the building: a delivery robot bringing groceries, snacks and parcels to the apartment door, and a cleaning robot tending to cleanliness. Models and functions of the robots may change by handover depending on local regulations and equipment availability. A Smart Care service will provide virtual doctor consultations from the apartment, medicine delivery, scheduled wellbeing checks for older residents and family connection; its services depend on technology availability and DHA and MOHAP permits.

Air, water and waste

Two technologies will handle air quality: Airocide and Dynamic Demand Control Ventilation (D.D.C.V.). They remove volatile organic compounds (VOC), bacteria, dust and allergens and reduce humidity. A central purification system will feed drinking water directly to the taps, enriching it with hydrogen and minerals and ionizing it. The waste system targets sorting and diverting 90% of rubbish from landfills: containers for recyclables, organics and general waste will stand across the territory. Wet organics will be composted on site for the gardens, electronic waste will be collected separately, and water will be treated again for irrigation. Residents will earn bonus points for sorting waste, attending yoga, helping neighbours and planting trees.

Amenities and workspaces

The wellness club and spa area will include a hyperbaric oxygen chamber with Red Light Therapy (HBOT with Red Light Therapy), where a dedicated operator helps conduct sessions. There will be a gym with a trainer and a yoga studio, plus a workout and calisthenics zone, a running track and a walking path. For quiet rest the plans include a zen garden and a Zen Meditation area, Cabana gazebos and a botanical garden, a jacuzzi and a Reflexology Garden, with a choice of a regular sun lounger or a Water Lounger. A coworking space with high speed internet will have a professional studio for recording, editing and streaming podcasts, regulated by booking and venue rules. The Green Clubhouse and Social Pavilion will be open for relaxation and neighbourly meetings, and the roof will hold a terrace with a lounge and barbecue area. The building also provides a games room and a marina, with a playground and a Kids Wall Climbing wall for children.

Commercial units and payment

Commercial units start at 42.18 m² and 925,000 AED. Offices measure 453.59 to 2439.99 sq ft, and separate entrances serve residents and office staff: a Residential Lobby and an Offices Lobby, with the residential entrance in natural light, round the clock security and concierge service. Some shopfronts will face the road (Road View) and some the Souq View side, with RTA parking planned nearby. The payment plan is 20% on booking, 58.5% during construction, 1% on handover and 40.5% after handover. The service charge is 172.22 AED per m² a year.
