The Archive

The Archive is a residential building under construction in Wadi Al Safa 5, Dubai, developed by Imtiaz. The project is scheduled for handover in Q3 2028, with construction progress at 3% at the time of writing. It will contain 310 apartments across 13 floors, and all units will be freehold.

Homes from studios to three bedrooms

The building will hold 310 apartments. Studios start at 33.45 m² and 666,000 AED. One bedroom units start at 55.74 m² and 979,000 AED, two bedrooms at 96.15 m² and 1,550,000 AED, and three bedrooms at 122.07 m² and 1,900,000 AED. The price per m² is 20,248 AED, and the service charge is 182.99 AED per m² per year.

Payment plan

The payment plan is set out in stages: 20% on booking, 30% during construction, 10% on handover, and 40% after handover. An instalment option exists under which part of the price is paid after the apartment is handed over.

A building arranged around reading

By design, the way to the apartment will pass through a library at the entrance. The entrance gallery will have a desk assembled from interleaved books, with a wall of illuminated pigeonholes rising behind it to the ceiling. Two tiers of shelving with a spiral staircase will rise from the first floor, and the collection is planned for ten thousand books for residents to use. A small Pocket Library is planned for the second floor.

Rooms for quiet and for guests

A writer's room with a desk and a door that closes tightly is planned next to the book collection. The Reading Lounge is intended for one or two people and sits close to the shelves. On the roof, the Reading Salon will have a fireplace and deep armchairs, with an outdoor hearth and a water element outside.

Sport, water and outdoor space

The gym is designed around the Raw Theory approach, with brick and wood finishes and a lattice vault of gold and glass above the equipment. Treadmills will face the city panorama and be separated by curtains, and changing rooms are provided. Adult and children's pools are planned on the roof with rest areas, a lounger and a shaded corner.

The courtyard and the roof

A landscaped garden with outdoor reading lounges will run along the first floor. Floating Cabanas will sit above a shallow pond, with a lawn and a mini golf course behind them. Pets are allowed, with a dedicated area for them, and there is a separate children's playground. The roof will have a landscaped terrace, a barbecue area with a lounge and an outdoor cinema.
