Vanguard By Franck Muller is a residential tower under construction in Marsa Dubai, developed by London Gate. The building will have 38 floors and 908 units, with handover planned for Q3 2027. Construction has reached 48%.

Residences and layouts

The project will offer studios and apartments with one, two or three bedrooms, ranging from 414 to 1862 sq ft. There will be 237 standard studios of 414 to 483 sq ft and 128 Studio Plus units of 551 to 674 sq ft. The 127 one-bedroom apartments will measure 779 to 973 sq ft, while the 163 one-bedroom Plus units will span 942 to 1010 sq ft. The 35 two-bedroom Plus apartments will each measure 1041 sq ft. Apartments are priced from 1,727,888 AED, and units are available now.

Architecture and building

Dar Design & Architecture Bureau has designed the tower, which combines a high-rise residential section with a podium. The building will include 4 underground levels, a ground floor and 3 podium levels, with 34 residential floors and a roof above them. Residents will have passenger lifts, and a separate service lift will serve the building. Interiors are created in collaboration with the watch house, and there will be a Franck Muller Lounge.

Amenities

The outdoor area will include a pool, a running track, a tennis court and a children's playground. A zen garden will be complemented by seating and a covered recreation area. Inside, residents will have access to a gym, a yoga studio, a spa, a sauna, a coworking space, a club house and a Zen Room.

Payment plan and ownership

Homes are freehold. The payment plan is 20% on booking, 10% during construction and 70% on handover. The service charge is 172.22 AED per m² a year. The price per m² is 24,237 AED.

Location and transport

Dubai Marina stretches more than 3 kilometres along the Arabian Gulf, with restaurants and shopping centres around the harbour. Marina Walk runs along the water with cafes and shops. Tram stops Marina Towers and Mina Seyahi are among those around the building, and Al Khail and Sobha Realty metro stations serve trips by metro. The residences are five minutes from Dubai Marina Mall. Media City Amphitheatre is 3 minutes away, West Beach on Palm Jumeirah and Mall of the Emirates are 10 minutes away, and Al Maktoum International Airport is a 22 minute drive.
